So in response to my post yesterday I got a lot of comments like this one But saying we’re not building enough today because our starts are at the same level as the 70s but there are 13M more people, makes no sense and here is why…. 1/

@mortgagejake Refinancing is great if you have a lot of equity and have the Cf to support. Otherwise it's a mute point for probably a majority of Canadians. Most of the new generation is just trying to get their foot in the door.

Unless that 50% is smart and buys a primary homes and refinances it 3-5 times in 10 years and buys more homes. Primary is tax free including refinancing. 🚨🚨🚨🚨🚨

Did you know that you can qualify at 2.59% (instead of 5.25%) if you have 20% down? Ex: Someone making 100K/year can borrow: $575K for a Toronto condo. That same someone can borrow $650,000 with the credit union at 2.59%. Pretty cool, huh? #NoStressTest
