Hey Michael! The modern codes are fine and I’m wasn’t trying to imply some inherent danger but from the lens of a firefighter (was for 15 years) you always try to identify the things that will be an issue in the event that there is a fire. FWIW for funnies and transparency when I left the dept in 2017 80% of our call volume was medical calls including collisions. Then like 11 or 12% was random non structural fires. The big fires like this were maybe a handful per year, but they have huge risk with them. Irmo lost a good kid over in St Andrews in 2023 along with several guys from Cola FD getting severely injured. One of the contributing factors in that fire was the open web chord truss design which is no different than the new buildings being built. Modern codes are great and I have no issue with them whatsoever. It’s just when modern materials like engineered beams are exposed to fire, that’s when issues rapidly begin. Side note, we need some of y’all to come back and get Gamecock baseball back to the Matt Price / Michael Roth / Merrifield / Powell standard. Miss those days. 🐓🐔

This new apartment building at the corner of Huger and Blossom in downtown Columbia.. Nothing but a big long yellow pine box with multiple flow paths oriented right into the prevailing wind. Hope this place never gets burning bc you probably ain’t stopping any fire past the incipient stage. I will never be able to stop thinking about stuff from the lens of a firefighter.

DEVELOPING: South Carolina OL Jacarrius Peak has suffered an injury, per reports. No official confirmation has been released yet. The extent/nature of his injury is unknown, as well as the timeline for his return, but it’s not sounding good. If true, this is a huge hit to the Gamecock OL room. Peak brings elite size, ability, and experience to a room looking for a revamp under new OL Coach Randy Clements. Peak, who spent his first 4 years at NC State, transferred to South Carolina in January. He was the top OT in the Transfer Portal this offseason. Don’t be surprised if this coaching staff looks to grab another JUCO or Grad Transfer OT if Peak is out. Spring Practice starts March 4th. Let’s hope this is all just rumors. If you want to be a commercial real estate developer/broker/investor and are just getting started, my strongest recommendation for a first job is to be a third-party property manager. You'll learn: - How owners (your clients) think and make decisions - Construction - Leasing - Tenant relations - Budgeting/forecasting - Vendor management - Challenges/opportunities of different types of buildings and sites In short, you get paid to learn with other people's properties and to make connections. Is it fun or easy? Absolutely not. But it's a phenomenal foundation for any real estate related path.
