We see this a lot and from the tenant perspective its very reasonable and follows a pattern. They likely moved fast to find options, got excited to go see a space, and then realized they are a bit out of their depth on the negotiations / process, so they want to bring in someone to support them. Maybe they met them on another tour or got connected through listing inquiries but now they know they want help. Depending on the tenant rep, this likely means a full market search, potentially bringing other options to the table to compete against your space but hopefully a more structured process. There are so many variables from initial proposal to lease signing that I would always feel better working through another broker to have a better pulse on the transaction. That said if its just someone coming in for a commission and not doing the above, that is very frustrating.

Tenant tells me they hired a realtor to help them draft a counter That halves my commission after I’ve done all the work. What’s your next move?
