@The_Plain_Bagel I have no faith in online finance-focused courses due to the volume of charlatans in this space. Not to say there aren’t valuable ones, I’m just skeptical.
Rightly or wrongly, I’ve stuck to books and advice which has stood the test of time. Ben Graham, George Clason - old hats.

What are people's thoughts on online finance courses sold by creators?
(No, I'm not looking to launch my own as I have my own views on it, but I'm curious what the general sentiment around it is.)

@mikejanda @DrCameronMurray I’d wager most investment properties are owned outright, or are only mortgaged to a fraction of the property equity. If the asset has minimal cost, a 2.3% yield is acceptable.

@DrCameronMurray abc.net.au/news/2024-01-1… A gross rental yield of 3.7% when mortgage rates are generally 6%+ seems to indicate that, on average, Australian property is overvalued. Otherwise it's a huge bet on the cash rate falling back below 2%.

E.g. a $1m home for a household with a $125k income is 8x price-to-income ratio.
If interest rates are 2.5% and property taxes are 0.5%, then the annual cost of owning is $30k, or 24% of HH income.
If interest rates are 6% and property taxes are 1.5%, the annual cost is $75k, or 60% of HH income.
Same 8x ratio, but one is less than half the cost of the other to own.
