@ChrisSuchanWOAI Chris, help me understand this. If the river crested in Comfort at 160,000 + CFS, how is the crest in Spring Branch forecast to be less than half of that? I would think most of that water flowing through Comfort would end up flowing through SB?

Lots of drama left in the CFB season, but for Texas A&M there’s a pretty clear path. If the Ags win their last 3 games, they’re likely in the Playoff. If they also get these 3 results, they’re in the SEC Championship Game: -Bama beats LSU -Ole Miss beats UGA -UGA beats Tennessee

Hardest lesson I had to learn when doing leasing after investment sales? The parties have to get along after the deal is done. Winning on every point can actually be a major loss for the relationship. Sales is like a divorce. Leasing is more like a marriage prenup.

very serious real estate questions - Let's say you lived on the 14th floor of an apartment building when you were a kid but the building didn't have a 13th floor. Clearly, that means you lived on the 13th floor, right? More importantly, is your entire life cursed because you lived on the 13th floor? Is it still cursed after you moved out? Need expert opinion on this.

The greatest boon to real estate has been already low cap rates getting even lower. The greatest risk to real estate is exit cap rates. I've seen deals happening at 3.5%. That can't happen forever...
