@DailyHiveVan Soaring equals going from 9 in 10,000 to 14 in 10,000. Relatively large jump but historic average is closer to 25 in 10,000 so still very low. Not saying there isn’t an issue but let’s look at historic averages as a benchmark.

@COCVancouver You’re right. Everyone deserves a home and everyone deserves to feel safe in their community. Interesting that your stakeholder info differs from mine. I’ve challenged the stakeholders to provide assurances to the community, which they haven’t. Transparency is a must.

@Pultr Per the discussion with stakeholders last night, the development will be open to those identified by community partners regardless of gender. Everyone who is unhoused deserves a home, and that includes men. Unhoused people already live in and around those parks.

The public hearing to rezone a parcel of land and built supportive housing in the District of North Vancouver between E Keith, Mountain Highway, and Hwy 1 continues tonight.
Hoping there is as much compassion for future residents as the compassion extended to that one deer.

North Vancouver residents started a petition against a proposed supportive housing development on East Keith and responses are just so...NIMBY. Housing is a human right. Always has been, always will be.

I think it’s probably too little too late. Don’t see this working in today’s market & buyer demographics. Maybe 10-15yrs ago but the numbers today don’t add up on building a multi plex. Multimillionaire is not going to live in a unit and rent the other 5 out. Huge $ to build one

@SteveSaretsky Spoke to a client last night, they were asking if they could sell/swap with an investor so the investor can port their mortgage to a new property and get new tenants at current rates vs being stuck with below market rents that they can't increase...things will get creative.

Chatted with a random investor last week. They called me saying they’re negative cash flow $1500/ month on their rental unit & variable rate mortgage. They decided not to sell because they’d only break even after 4 years of holding. They’ll continue to bleed cash until it’s no longer palpable.
There are a lot of these stories out there. Supply cometh.
