@BrokenMoats Interesting cause I’ve been on loopnet for a while for my leasing properties. And just got onto a 3 year costar plan last month. It’s definitely a must have and they can price it anywhere they want and we’d all pay even though people complain

Nope still not there. I mentioned in feb the risks and needing it to be lower. Ai has threats ad the valuation still needs to cook off more. I think if you get under 30$ there might be a way to structure an opportunity on it but otherwise too expensive in light of needing a bigger discount to account for ai overhang. Still like Andy and its engrained into brokers workflows on the data side but the moat has shrunk

$CSGP still has one of the best owner operators and an attractive business set, but have to be honest that the update today is discouraging. Company guiding to $1.25B in EBITDA in 28' now. When they were guiding to $2B on $5B in revenue in 27' 18 months ago. New goal seems very attainable but the valuation even with the recent drawdown leaves it too expensive on the updated numbers. Will have to revisit the model but the numbers going lower for where the entry point is, low 60s/ high 50s not the number anymore

Ok, Here's my b͟e͟s͟t͟ ͟d͟e͟a͟l͟ ever: This deal gave me a 𝟭𝟲.𝟯𝟯𝘅 𝗺𝘂𝗹𝘁𝗶𝗽𝗹𝗲 on my downpayment in less than 6 months. I found this property on 813-15 Diamond St, San Diego, CA 92109 off market a couple blocks from the ocean for $𝟭,𝟬𝟱𝟬,𝟬𝟬𝟬. It was a duplex, so I could get an FHA loan on the property. I only needed to put down 3.5% to buy this property ($𝟯𝟲,𝟳𝟱𝟬 𝗱𝗼𝘄𝗻). I close on the property and my original goal was to make this property into an Airbnb. That plan failed though because I didn't want to pay this huge loan while renovating the property and I didn't want to kick out the tenants. I knew I bought this property at a great basis, so I decided to try putting it on the market with the agent who sourced it. He puts it on the market for $𝟭,𝟳𝟬𝟬,𝟬𝟬𝟬 and we get a full price offer within a few days!!! Over $𝟲𝟬𝟬,𝟬𝟬𝟬 in profit with $𝟯𝟲,𝟳𝟱𝟬 down in the same year. My mind was blown.

If you want to buy a Porsche, buy it. Even if it is just to signal status. Don’t listen to anybody. I didn’t buy it, and buying it now wouldn’t be me again at 25 driving it. That moment has gone. Calculating every move and trying to make everything perfect was so dumb. So dumb. Play status games. Make mistakes. Don't try to get rid of your ego early. Experience all that while it matters. There will be plenty of time later to become a shitposter philosopher. At least you will have something to post about.

Some of the happiest landlords I know keep their rents low. As one (with a dated building in an exceptional location) told me "more rent just means more taxes", and prefers getting paid in appreciation and having a 30 day termination right. There's a cost to getting market rent.
