If I had unlimited money, this is how I would dominate CRE brokerage: 1. Get Data - Hire VA's to scrape data providers - Get TLO for mobile and emails - Have cold caller's verify ownership - Build Top 150 clients list, cambridge analytica that shit 2. Top of Funnel - Built Newsletter personalized content based on FB, IG, credit card, and user intent data - Hire content team, produce 150-300 pieces of content per week - VA Cold Callers call owners to see if they would sell. Low fruit. - VA text outreach with personalization based on data - Drip email sequences, hyper-personalized 3. Client Retention - Hire people to create "unreasonable hospitality" magic moments for my leads/clients - Find charitable causes I believe in, invite owners to event for charity - Poker Nights - Client Events - Bfast Meetings with top 150 everyday - SOP's for market updates and automate news 4. Sales Execution - Mass texts with pre-market/off-market deals - AI buyer and seller match system based on previous purchase history and current buyer criteria - AI OM and single property website creation - AI Social Media graphics for listings - Mass email based on buyer criteria and data - 1031 exchange tracker and fund lifecycles 5. Team Building - Full SOP and video recordings for agent training - Team events for rapport building - Daily training calls/ meetings - Round Robin lead distribution - Personal Brand infrastructure for agents to plug into - CRM supersystem included This to me would be a tech company that sells real estate. The scale and speed would be unmatched and the amount of personalized data would be the winning ticket. The main differentiator would be the level of personalization as not to spam owners but provide real value based upon their data and conversations. These are the systems I think about when I lay in bed at night. One day, I will make this a reality.

2025 was a great and wild year here at @Bridgemktplace 🌉 — Year 2 complete ✅✅ A few moments we’re proud of (and are disclosing on the internet): 🥇 $500M+ in deals closed 📢 165+ lenders found deals through the platform 📔 5× growth in AUM for our servicing portfolio Our volume exploded, and the pace at which we built new products and features accelerated dramatically (maybe the AI thing is real?). We also launched new partnerships with Hotel Partners 🏨 and Big-box retailers 🏪. We’re deeply grateful to the hospitality and CPG leaders — our Corporate Partners — who trusted us with their suppliers and franchisees. Most importantly, thank you to our clients to took a chance on us and found better financing solutions through us! In December, our Bridge US team got together in New York to celebrate 2025, plan for 2026, and answer the critical question: how many pizza stops is too many? (We think the limit is five 🍕). As my co-founder Harte Thompson put it: “We’re not sure exactly when it happened, but at some point this year, something clicked. We stopped feeling like a group of people working hard and started feeling like a team running together.” There’s no great management lesson to pass along — just momentum, trust, and a shared sense of purpose. Don't most banks have a single name cap of 10%? Wonder how they were getting over that concentration issue. On pricing- we've seen that pricing (6.75% and lower) even before the recent rate cut. 1.15x far more uncommon. Feels like a bridge loan with bank pricing. Is there a huge deposit story with the borrower?

Looked at a hotel participation loan yesterday. Great location and solid property. The lead bank is keeping 23% of their capital worth in the loan which is nuts given that the project DSCR is a 1.15x at prime -50bps. I passed on the deal.

I'm putting $400 resy + $200 Uber credit + $300 subscription credit in the first bucket- most people in NYC eat at a restaurant on Resy, most people use uber, most people have Hulu/wsj/nytimes subscriptions; all the other stuff is just gravy at that point

For people living in NYC and other big cities - I bet the @AmericanExpress platinum base grows. It's $900 now which is a lot, but feels like ~$750 is very easily usable between the "we use this anyway spend" even before the "good to have but don't need spend"

This is so awful. Feel so sad for the victims - the NYPD officer who was trying to protect people, others who were just going about their work. I worked in the building right next door(53 and Lex/Park) for 5+ years and so this really hit home. 🙏🏽

@austin_rief Completely agree. We've been doing 1) lot more take out, 2) calling the restaurant directly and getting the in-house delivery(very few offer this). Absolutely 100% want to tip the delivery person but the fees are going to the platforms instead.
