Earlier today, I was deeply honoured to be entrusted with the responsibility of serving as State Chairman of the Nigerian Institute of Quantity Surveyors, Katsina Chapter. It’s a moment I truly don’t take for granted. I sincerely appreciate the outgoing Executive Council for their dedication and the solid foundation they’ve built; we will continue from there, including completing our permanent office and supporting young professionals through mentorship. My focus is simple: to listen, to serve, to bring us together, and to move our profession forward through innovation, awareness, and strong partnerships. With your support and collective effort, I believe we can build a stronger, more united, and impactful chapter for everyone.

When I had an accident last year in Nigeria, the only person who didn’t try to extort me at Lekki Toll Gate was a Hausa man. Despite the condition I was in, others were using that moment to take advantage of me and collect money. It’s an experience I will never forget. As in, we were even speaking the same language, you saw how badly wrecked my car was, yet you still insisted I had to pay, or you wouldn’t let me tow my car off the road If you ever come across a good Hausa person, you’ll understand—they can be incredibly compassionate. Till today, we still keep in touch and speak at least three times a month. Honestly, there’s nothing he could ask of me that I wouldn’t do.

Echoes of the Salaf💡
Echoes of the Salaf💡@_sharif7·
The Three Greatest Trials for Men Men are destroyed by three things. By Allāh, no man falls into them except that his religion is weakened, his dignity is damaged, and the blessing in his life disappears. 1⃣. The first destructive thing is private sins. When a person is alone, his true state of Ēmān is revealed — whether it is sincere or fake. The Prophet ﷺ said: “I know people from my nation who will come on the Day of Judgment with good deeds as huge as mountains, but Allāh will make them like scattered dust.” The companions asked about them. He said: “They pray as you pray, fast as you fast, and give charity as you give charity. But when they are alone and able to sin, they violate Allah’s limits.” How often a man loses his dignity, religion, and purity because of what he does in private. 2⃣. The second destructive thing is wealth. The Prophet ﷺ said: “Every Ummah has a fitnah, and the fitnah of my Ummah is wealth.” Many people become weak in front of money and feed their children from unlawful earnings. The Prophet also said: “Any body that grows from unlawful gain, the Fire is more deserving of it.” If you want to test a man, test him in money and financial dealings. 3⃣. The third — and the greatest — destructive thing is the temptation of women. No man falls into it except that poverty comes close to him, the blessing in his life disappears, and his dignity fades. The Prophet ﷺ said: “Fear this world and fear women, for the first fitnah of the Children of Israel was through women.” Whoever falls into one of these destructive matters loses the blessing in his life, weakens his religion, and may lose his wealth. Allāh says: “Tell the believing men to lower their gaze and guard their modesty. That is purer for them. Indeed, Allāh is fully aware of what they do.”

It was smart and smooth of the National Security Architecture to manage the information around the aborted military/civilian coup. Had they released the information when it happened, it would have created a sense of hysteria and probably even led to some other unwholesome second order effects. Releasing the story months after doesn’t have the same effect. The best thing they did was nipping that coup in the bud, the next best thing was managing the information around it. This was going to be another bloody coup, with assassins placed in different locations to execute it. This was January 1966 all over again, but for God’s mercies and the alertness of our National Security. If you ever wondered where the confidence of those who said Bola Tinubu wouldn’t be inaugurated came from, now you don’t have to wonder no more.

HOW MUCH DOES IT COST TO BUILD A STANDARD 3-BEDROOM BUNGALOW IN NIGERIA IN 2026? Are you planning to build your own house in Nigeria this year? Let’s break down the actual cost of building a standard 3-bedroom bungalow, from start to finish, based on current market prices. A standard 3-bedroom bungalow with modern finishing, full compound work, and essential external works will cost ₦30 - ₦40 million based on your design and taste. Let’s take you through how this amount is spent, stage by stage: 1. Site clearance and setting out – ₦200,000 Before anything begins, the land must be cleared, leveled, and accurately marked out. 2. Foundation and German floor – ₦2.5 million This covers excavation, concrete footings, blockwork below ground level, hardcore filling, and casting the slab. 3. Blockwork and reinforcement – ₦2.2 - ₦2.5m Covers all blockwork for walls, plus iron reinforcements for critical areas like window/door levels. 4. Columns, lintels, and casting – ₦1.2 million - ₦1.5 million Includes concrete columns and lintel beams across doors and windows, plus minor casting works. 5. Roofing (wooden truss and long span aluminum sheets) – ₦3.5 million Standard modern roofing system including structural timber, waterproofing, aluminum sheets, fascia, and labor. 6. Doors, windows, and burglary proof – ₦2.2 million - ₦2.5 million 7. Plumbing works (piping for kitchen, bath, water supply, drainage) – ₦1.2 million- ₦1.5 million 8. Electrical works (conduits, wiring, sockets, fittings, and breakers) – ₦1.2 million - ₦1.5 million 9. Plastering (internal and external walls) – ₦1.5 million - ₦2.0 million Smooth finishing of all walls, columns, and beams to prepare for screeding or painting. 10. Wall screeding – ₦700,000 - ₦1 million 11. Tiling (floors and walls of baths & kitchen) – ₦1.5 million - ₦2.0 million Includes 60x60cm floor tiles and 30x60cm wall tiles for bathrooms and kitchen walls. 12. Painting (interior and exterior) – ₦800,000 - ₦1.2 million Includes emulsion and textured paints with labor. 13. Sanitary fittings (toilets, showers, wash hand basins, accessories) – ₦900,000 - ₦1.2 million 14. Kitchen cabinets and fittings – ₦800,000 - ₦1.2 million Upper and lower cabinets, granite top, drawers, sink bowl and tap. 15. Septic tank and soakaway – ₦800,000 - ₦1. million 16. Fencing (4 sides with plastering and coping) – ₦2.5 million - ₦3 million 17. Steel gate and concrete gate base – ₦600,000 18. External flooring and compound landscaping – ₦1 million Includes stamping, interlocking, or plain concrete with drainage where necessary. 19. POP ceiling finishing (all rooms) – ₦1.5 million - ₦2 million 20. Water supply system (borehole or well, overhead tank, plumbing) – ₦1 million 21. Contingencies and miscellaneous costs – ₦2 million This covers transportation, price changes, logistics, supervision, and any unplanned items. This brings the estimated total to ₦30,000,000 and above, based on standard design and finishing. Note: This is a rough estimate and the actual building cost may vary slightly depending on location, design complexity, and materials used © abtechconstructionlimited #BSATProperties

NEVER BUILD A BUNGALOW ON SLOPPY LAND WITHOUT A CHAIN BEAM Let me break this down like we’re on site together If the land you’re building on is not flat, especially if one part is higher or lower than the other, and you're not doing a chain beam, you’re gambling with your building. Here’s what can happen: The foundation becomes uneven, and part of your building starts to sink or crack. Walls begin to separate from each other. In a few years, you may need to spend millions on repairs, or worse… demolish and start again. The chain beam acts like a belt that holds your foundation together, especially when blockwork goes above 5 or 6 courses due to the slope. In short: If your land is sloped… If your foundation height is not level… If you’re raising blockwork above normal levels… Please don’t skip the chain beam. It’s cheaper to pour a beam now than to fix a collapsing house later. ©️ David Inusa Ahmed #BSATProperties
