I get a lot of DM’s from individuals asking me how they can get started in property and more specifically, how they can invest into Cape Town. A lot of the time these individuals have few funds to invest, but the passion for #property and keen interest to get involved is still there. I came across an EasyProperties investment that I think my followers would find valuable. Why I am a fan of EasyProperties is because they cover a serious educational gap in #SouthAfrica when it comes to property #investing. Investing in a listed property fund can be overwhelming and hard to understand. EasyProperties investors are investing in 4 apartments within Blok’s FORTY ON L development in Bo Kaap, #CapeTown. They are trying to raise R8 million by this Friday. As of this morning, they are 86.98% Funded. EasyProperties managed to secure these #residential units at 13.75% discount to market price (that’s an average purchase price of R2 761 406 per unit and the price includes furniture). They are also expecting a 6.7% projected net yield on the investment whereby 100% of the profits will be distributed to #investors. Not all listed property funds pay out 100% of the profits, some pay up to 70% out in proportion to the amount of money that you have invested. The 100% payout is a huge plus for any property investor. Personally, I believe that this specific residential block should achieve a higher yield, closer to that of 10% because Bo Kaap is a pumping tourist hotspot. When it comes to Bo Kaap; the culture of its streets, colourful building backdrops that make for the perfect instagram, its flavoursome food offering and its central location are what attract droves of #tourists to stay-in and visit this area. When it comes to the short-term #rental market, this is a prime position. With proper management, I believe that they are being conservative when they say a minimum yield of 6.7%. As for the building itself, I am a fan of anything BLOK develops, especially when it comes to the short-term rental market. BLOK #developers are niche in their #development locations and they have consistently produced developments that sell out before construction begins. The final product of the 54 apartments in this specific development look and feel good too. I have personally played with the EasyProperties platform and I find it informative and easy to navigate and understand. For as little as R1 (or whatever you have, there are no minimums) you can own property that is managed by property professionals, learn more about the property process and most importantly, receive 100% of the profits made off of the property investment in the form of #dividends. This development is also going to attract capital growth when it comes to Cape Town. So for those with little #money to invest into property, for those who want to diversify their current investments by putting some money on property, or for those who just want to learn more about property investing - I would recommend investing in this specific project. I am backing the property developer Blok as well as the company putting together this IPO, EasyProperties. @CharlesHSavage @rupert_f morning. Aren't we suppose to receive financial statements for houses we invest in on EasyProperties as well as hold AGM? I have been invested in some of the houses for more than 2 years and have never received Financials for the companies.
