Digging deeper than cap rates in our latest @7BrewCoffee comp report, the real story is the liquidity cliff. We are seeing it across other retailers as well. Once rents push past a certain level, sale velocity slows materially. Ground leases (and lower rent sites) around 100K NOI are clearing about 2.5 months faster than BTS sites around 150K NOI. Not only that, BTS sites are trading roughly 35 bps wider on average as well. Bigger deals are taking a materially longer time to clear.
