At 45 years old (four years ago), I only needed to come up with $4,000 for my $210,000 home in the Dallas-Fort Worth Metroplex. My loan is a fixed FHA at 5%. The freakishly low 1-4% interest rates from five years ago were probably a once-in-a-lifetime event. The average normal interest rate on a home over the last 60 years has been 7%. Also, knowing when to buy and when not to is important. In a hot market, don’t expect much. Winter is a better time—yes, inventory is lower, but sellers may be desperate to sell.
