I'm Max, a founder innovating in the built environment via tech implementation in real estate development and industrialized construction. @mnolangray CO2 is huge for sleep quality, health, and cognition. Yes needs to be cool, and pitch dark. But also needs to be ventilated to keep C02 below 500ppm (if 1 person in each bunk like in the photo, impossible in this windowless room)

As I understand the science of sleep, we should be building a lot more small, cool, windowless bedrooms solely dedicated to sleep, yet such floor plans remain the exception in new construction.

The best built-in bunkbeds I've seen in a real project is this one at Los Poblanos Hotel in ABQ (built by @jay_rembe @RembeJack) Now it's a hotel, so this exact spec doesn't make sense for an apartment (or small rowhome) but the *principle* of bunkbeds in small spaces allows you to make a place family friendly without "spending" too much square footage on it, This room is the size of a small home office. It's perfect.

I built a janky version of this Project files are saved on cloud > Dashboard created that has the current hosted version of the project we are working on > Every action by a user edits a handoff.md file > Meta prompt in all org users terminals to look for handoff file for context before editing anything Needs to be native in codex. They def have, just holding off on revealing because compute will go exponential

nyc-based founder here who just spent a week working out of sf. some random observations: - the bulk of founders here are insufferable and have no personality. every convo starts with "what do you do." not hello. pretty cringe - the customer density is insane. probably met more customers in person this week than a year in nyc - tech isn't an industry here, it's the weather. cafes are wall to wall codex/ claude tabs. 90% of billboards are basically agent ads - summers are cold af. 60 and fog in july (at least no canadian wildfires) - retail is dead and so is fashion sense. - verdict: sf is the best place on earth to build a tech company. nyc is 2nd…. but the gap between 1st and 2nd is a chasm. but you pay for it with the above note to self: live in nyc, fly to sf monthly. the elite bicoastal lifestyle

next leap from the frontier models needs to be 2x speed. right now the 1hr+ wait times on tasks means I have to be working on 6 or 7 projects at a time to be continuously working. I think they'll find this type of multitasking is as destructive as short form content can feel the cortisol and adrenaline required to keep this pace, and literally keeping me up at night. writing this at 5am because I have been up since 3 after waking with a racing heart and thoughts. have not slept well since 5.6 was released, crazy to say.

Day 2 of posting "where my Philly people at?" I'll start using this daily post to reflect on my Philadelphia experience, and my goal of building community here. I moved here May 2026, so, quite recently. I want to get the comparisons/relative experience out of the way first, so there will be a few posts about nyc, and then will reflect purely on my present experience in philly. I had lived in Manhattan for 8 years prior. Well, bounced around between Manhattan, Brooklyn, and Queens. I lived at... 15th/1st (manhattan - gramercy) 16th/7th (manhattan - chelsea) 58th st/4th (brooklyn - sunset park) gates/myrtle (queens - ridgewood) flushing/bushwick ave (brooklyn - bushwick) 11th/b&c (manhattan - east village) fulton/nassau (manhattan - financial district) bushwick ave/myrtle (brooklyn - bushwick) bedford/metropolitan (brooklyn - williamsburg) fulton/nassau (manhattan - financial district) Before moving to Rittenhouse in Philadelphia. Wow, 11 apartments in 8 years. One thing I am hoping for out of life is Philly is to be able to settle down, and settle in. Lay roots. Finish a lease (Maybe). I love getting to know a place, and the people, businesses, hobbies, activities, etc. which is why moving so much in nyc didn't bother me. When in Rome, do as the Romans do. But I do think that due to the transient nature of my time in nyc, I didn't contribute to a community in the way I would have liked. I did happen to retain friends from quite a few different neighborhoods I lived in, however, many of them have moved out of nyc as well. Maybe that's just life. But for now, I'm looking forward to meeting people to share this time and this place with, and to contribute to the here and now.

I remember being a kid in the backseat of my parent's van when street lamps looked like this, it was a blizzard and we were driving on the highway, and we went over the crest of a hill and down below us were about a dozen cars askew on the road, some off the road, in snow drifts. The warm lighting caused that memory to retain warmth, despite the reality. What they are really stealing from us is the color and feeling tone of our lives and memories.
