The positive impact will bare itself out within a year as he detoxes and transitions us from Biden's ecomony which was propped up by goverment spending. 1 Seal the border and stop the migrant invasion 2 Carry out the largest deportation operation in American history 3 End inflation, and make America affordable again 4 Make america the dominant energy producer in the world, by far! 5STOP OUTSOURCING, AND TURN THE UNITED STATES INTO A MANUFACTURING SUPERPOWER 6large tax cuts for workers, and no tax on tips! 7Defend our constitution, our bill of rights, and our fundamental freedoms, including freedom of speech, freedom of religion, and the right to keep and bear arms 8Prevent world war three, restore peace in europe and in the middle east, and build a great iron dome missile defense shield over our entire country -- all made in america 9 End the weaponization of government against the american people 10 Stop the migrant crime epidemic, demolish the foreign drug cartels, crush gang violence, and lock up violent offenders 11 Rebuild our cities, including washington dc, making them safe, clean, and beautiful again. 12 Strengthen and modernize our military, making it, without question, the strongest and most powerful in the world 13 Keep the U.S. dollar as the world's reserve currency 14 Fight for and protect social security and medicare with no cuts, including no changes to the retirement age 15 Cancel the electric vehicle mandate and cut costly and burdensome regulations 16 Cut federal funding for any school pushing critical race theory, radical gender ideology, and other inappropriate racial, sexual, or political content on our children 17 Keep men out of women's sports 18 Deport pro-hamas radicals and make our college campuses safe and patriotic again 19 Secure our elections, including same day voting, voter identification, paper ballots, and proof of citizenship 20 Unite our country by bringing it to new and record levels of success

Saw some people panicking or asking about quantum computing's impact on crypto. At a high level, all crypto has to do is to upgrade to Quantum-Resistant (Post-Quantum) Algorithms. So, no need to panic. 😂 In practice, there are some execution considerations. It's hard to organize upgrades in a decentralized world. There will likely be many debates on which algorithm(s) to use, resulting in some forks. And some dead project may not upgrade at all. Might be a good to cleanse out those projects anyway. New code may introduce other bugs or security issues in the short term. People who self custody will have to migrate their coins to new wallets. This brings to the question of Satoshi's bitcoins. If those coins move, then it means he/she is still around, which is interesting to know. If they don't move (in a certain period of time), it might be better to lock (or effectively burn) those addresses so that they don't go to the first hacker who cracks it. There is also the difficulty of identifying all his addresses, and not confuse with some old hodlers. Anyway, it's a different topic for later. Fundamentally: It's always easier to encrypt than decrypt. More computing power is always good. Crypto will stay, post quantum.

I'm doing some back of the envelope math on buying vs renting. Say you buy a $1M house with 20% down at about 6% mortgage rate and plan to stay there for five years. Your principal paydown in the first five years is about $57,000, but you've paid about $230,000 in interest. You've also paid roughly $100,000 in property taxes, insurance, and maintenance. Say the house appreciated 2.5% every year — so when you sell it's worth about $1.13 million. Your all-in costs to sell are about 7.5% — brokerage commissions, transfer taxes, attorney fees, title insurance, and the inevitable post-inspection negotiation. On a $1.13M sale that's about $85K in fees. So you net about $1.046M. You still owe $743K on the mortgage. You walk away with about $303K in cash — your $200K down payment back, your $57K in principal, and about $46K in net profit from appreciation. Your non-recoverable costs — interest, property tax, insurance, maintenance — were about $330K over five years, or about $5,500/month. That's your effective rent. But you "made" $46K selling, or about $770/month — so your effective rent was about $4,700/month. Not bad, but you tied up $200K for five years to get there. And if appreciation was 1.5% instead of 2.5%, that net gain basically disappears and you're paying $5,400+/month in effective rent. And this assumes there's appreciation at all — and that something doesn't go wrong with your house that needs a major remodel or repair. On a five-year horizon at 6% rates, you need everything to go right on appreciation just to make ownership competitive with renting. The transaction costs eat most of your upside. What am I missing? Anything?
