I was wrongly arrested after a restaurant who had “ChudTheBuilder” written down at the host stand before I ever walked in the door, conspired to have me charged. Then, I was held until noon on Mother’s Day. Had to cancel breakfast plans with my family. I was interviewed by the feds and bank account frozen. All electronic devices seized, as well as my firearm. The police cleared my multi-factor authentication keys after they took all my items so now I can’t sign into any of my iCloud or any other accounts. I could not care less about some hat. I am simply weary after 6 months of being attacked by our government for expressing the constitutional freedoms our ancestors fought and died for. Wake up America. It’s not illegal for White people to say the same word they say to each other.

Crazy that Roobet, worth 100 Million Dollars are not paying me out my $500 over this and are trying to KYC me when i have withdrawn over $40,000 on roobet. Here is video proof, apparrently i withdrew my winnings however this is complete bullshit considering i only ever withdraw to the same address and i was literally asleep during the fights. They are now even ignoring my livechats and emails. @Roobet @RoobetBrian @RoobetMitch Pay me out my bet not to mention the rest owing from our contract.

@robbiehendricks Agreed on it's hard to quantify, but it shows up somewhere... On a 200+ unit property, we added 2 dog parks, a 2nd playground, refreshed the pool, & new mailbox/parcel room. Total cost was 175k. Showings up 70% MoM and our avg. net gain is 8 units per month versus 2-3 in '25.

Had a few folks asking about if/how this drives NOI. Hard to quantify, guys. It's not as easy as: 1) Jack rent $35/month 2) Increase NOI by $29,400/year 3) Call it a $420,000 increase in value on a 7-cap That doesn't play. No one is inherently going to want to pay more rent for a simple outdoor kitchen area. However, what we ARE doing: Improving curb appeal. Adding a useful, aesthetically pleasing amenity. Showing we care. Investing into a long term hold. Resident satisfaction and renewal rate will be affected. The feeling that ownership cares is real. Goodwill is real. Will it be an exact 4x multiple on capital invested? Who knows. But we're proud of how we're operating the community, the residents love living there, and we believe that will net out on the back end.
