@aarmlovi We have a lot of factories already that can and do already make prefabricated housing that is economical and built to a federal building code. It’s just illegal to place them in almost all cities.

Do I have a good case study for y’all on how NAV is calculated.. Effectively, it’s future NOI (current NOI, grown at some estimated rate), divided by some future estimated cap rate, 10 years out. All of this discounted into present value using — Some estimated discount rate. 10 bps here, 20 bps there, and you get outcomes like this one: the exit stated cap rate is 5.5%, but current implied cap rate is 3.3% The linked case study is a non-traded fund, but the point remains because the method is the same for listed REITs accreditedinsight.com/p/where-47m-in…

@aarmlovi The lesson from the HUD Code. If it is the cheapest way to build something, those building the least expensive housing will use it. Then places will ban it because they associate it with cheap housing for “those people”.

Investing in the QQQs is one of the most nonsensical investments to make. Many mistakenly assume the QQQs are a tech fund (owns WMT, COST, etc) Pick 100 stocks *but only from one exchange* and market cap weight them. Why would you voluntarily choose to remove half of all stocks? ¯\_(ツ)_/¯

@kristoncapps Cash is a small part of investors portfolio. Do they really need it? Just own all private equity stakes. Scattered BTR is the release valve for builders to move inventory in an overbuilt location to redeploy it elsewhere where people want to/can buy instead of rent.

@acquisizioni Hard to tell. Definitely a front of funnel investment like streaming ads. You just hope they transfer into cheap organic search traffic down the line when someone decides to start looking for a new place.
