The clients pay 2% into the HUD insurance fund to protect lenders from being upside down. To me, if I’m 62 or older and I can pay 2% to never have to worry about a mortgage payment and my heirs aren’t on the hook for negative equity. Seems a small price to pay. The federal government makes money on that. They aren’t using tax payer revenue for it.

I've never understood why the US Gov't insures reverse mortgages. A client of mine is interested in purchasing a home that was listed as a "Short-Sale", currently on the market for $760,000. Check out the loan information. I guess if you time the market well, and do a reverse when markets are frothy, you can really win out in the end. This is in an area of DC where values have dropped by about 20%-30% since 2020.

linkedin ads 101 this playbook is what is working right now at this very moment make downloadable assets like notion documents, PDF, free class etc and then publish organic posts with like and comment for access let this organically get reach for real social proof but the most important principal is every person engages, that's buyer signal to start cold outbound to them after organic engagement, then you boost those organic posts as thought leadership ads, optimizing for engagemtns and you're targeting anyone who has visited your website so every time they login to LI they are seeing your ads indefinitely they engage, they're now a lead finally you need to build an AI agent that every day is checking these ads for for new engagers and commenters those ads are the same URL those profiles, you're are going to do cold outbound to them too so you take the LinkedIn profile, you find the email of the person and you cold email them with your offer and then you set up a LinkedIn DM automation to the same people also and then you have an agent that's also running the LinkedIn ads via API, optimizing for the cheapest engagement the decisions it is making is based on data warehouse it is writing SQL to to have accurate analytics data and if you want this lmk below

Three Anthropic announcements today: Claude Cowork for all paid users Smarter, cheaper AI agents Monitor tool in Claude Code I pulled wire for 12 years before I wrote a line of code in 2025. Now I'm a Claude Community Ambassador with a production SaaS doing NEC electrical load calculations and AI panel analysis. Real customers. Real revenue. Every tool drop makes the gap between "I have an idea" and "it's live with paying customers" smaller. The next wave of founders won't come from Stanford. They'll come from the job site.

Give me one minute, and I’ll improve your Claude Code experience immediately. This is the first skill I built. And it’s the skill I use most often. *drumroll* It’s a SCREENSHOT skill. And honestly, I’m shocked Anthropic hasn’t built this functionality into Claude Code itself. Claude has access 🔑 But Claude needs EYES 👁️ Here’s what you’re going to do: 1) locate what folder all your screenshots go to (and if it’s your desktop, you’re a maniac, change it). Mine goes to a folder on my desktop called “organized screenshots” 2) prompt Claude Code with the following: Build me a skill called ‘/ss’ that lists out the files in from newest to oldest, and grabs the newest. This is how I will speak to you visually. I also want an argument for the screenshot count - if I type ‘/ss 4’, you should grab the four most recent screenshots in that folder. If I type no number after ‘ss’ then only grab the most recent screenshot. Then, whatever follows after that argument is the action I want you to take. ‘/ss huh’ means I need you to explain the screenshots’ content to me. ‘/ss 3 make infographic plz’ means I need you to grab the last 3 screenshots and use their content to make me a unified infographic. ‘/ss fix’ likely means that I’m screenshotting an error message in code we’re building out and I need you to understand the error message, figure out the bug, and edit the code to fix it. Or, if we’re in the middle of a front end design project, it might mean the design has an error (like overlapping text) to fix. ‘/ss do this’ likely means that I screenshotted a smart thing someone did online and I want us to learn from it and do the same and remix it so it’s the most goal-oriented outcome for me based on what you know about me 3) let it build you the skill 4) go on X 5) scroll through your feed and screenshot one thing you find valuable 6) open a new terminal and prompt Claude with “/ss” + “do this” or “explain” or “turn this into an infographic” 7) enjoy - you just gave Claude eyes 🎉 Let me know how it goes. Claude just made cold email ops fully autonomous. And most people running Instantly or Smartlead have no idea this exists. Here is what cold email used to look like: - You wrote copy with AI - You logged into your sending tool manually - You checked metrics yourself - You made changes by hand Here is what it looks like now: - Claude logs in - Claude checks performance - Claude makes changes - You review the results With Computer Use, Claude can see your screen, move your mouse, click buttons, navigate dashboards, and update live campaigns. For cold email, that means Claude can: → Pause sequences under 1% reply rate after 500 sends → Increase daily send volume on sequences booking meetings → Edit subject lines and first lines on losing steps → Duplicate and spin winning variants → Clean lead lists → Pull reply and booking reports → Organize everything into spreadsheets Here is the system I built: 1) Desktop Setup → Mac with Claude desktop app → Claude Max plan or approved waitlist access → Computer Use enabled in settings 2) Ops Folder Structure → Create a "Cold Email Ops" folder on your desktop → Inside: Reports, Daily Summaries, Performance Exports → Tell Claude: "You have access only to this folder for saving files" 3) Dashboard Read Test → Before automating anything, prompt Claude to walk through your dashboard without making changes → Confirm it correctly reads reply rate, send volume, and sequence status → Fix any misreads before giving it control 4) Rules Playbook → Pause sequences under 1% reply rate after 500 sends → Increase volume only on sequences booking meetings → Never edit copy on campaigns under 200 sends → Always export reports before any changes 5) Sequence Pausing Automation → Prompt: "Review all active sequences. Pause any with reply rate under 1% and over 500 sends. Export a report first and ask for confirmation." → Saves 30 minutes of manual work per session 6) Volume Scaling Automation → Prompt: "Find sequences booking meetings in the last 7 days. Increase daily send volume by 20%. Cap at safe limits and confirm before applying." 7) Losing Step Rewrites → Identify steps with 300+ sends and under 0.3% reply rate → Claude rewrites only the subject line and first line → Creates a new variant and leaves the original untouched 8) New Sequence Drafting → Claude scans your highest reply rate campaigns for a given ICP → Mirrors subject line length, first line style, and CTA format → Saves as draft inside your ESP 9) Weekly Performance Report → Claude pulls last 7 days data, saves CSV to your ops folder → Writes a summary: reply rate changes, paused sequences, top performers → One document instead of five dashboard tabs This is the same system we use at Conigma to run cold email ops without manual micromanagement.
