This project in Oakland is a pretty good model of the future of homeownership in urban California. In 10 years time, you're going to see condo buildings like these all over Los Angeles.

Fun detail: turned 2x3 walnut balusters give optical illusion as you walk by. Lesson: use basic, solid materials in a creative way for unique and unexpected results!

we've been quietly building our own 0 -> 1 revenue stack internally at @tryramp - Ramp Revenue. our team’s mandate is simple - help our sales team win, drive more pipeline, and build the most efficient gtm org in the world. it's powered by our customer data platform (processes millions of records of internal, external, and crm data daily) + unified action layer with agents embedded directly in their workflows. This means that sellers at Ramp don’t have to worry about switching between dozens of systems just to figure out who they should reach out to or what they should say. >80% of sales workflows are now powered by Ramp Revenue. Sharing a small preview of what we've been building

@CohenSite Great thread. Funny enough we went through the same exercise at the same time and ultimately leaned into a site built approach. There’s something about smaller modules (eg with wet walls built in) that still calls to me but can’t make it pencil without a ton of volume.

My approach in 2023 was to focus on 50’ wide lots in the City of LA and use ED1 to waive zoning requirements. I was going to initially build on-site and then over time transition to make more and more parts panelized.

I almost started a prefab housing company in 2023. In fact, I moved back to LA partially to start a prefab housing company I couldn’t get the economics to work. But here are my thoughts on the industry and the opportunity

BladeRunner engineering has officially begun. 6 different machine configurations on one core unibody. Dozer production, BladeRunner engineering, autonomy, ai construction project management software, construction services. A lot is happening at Lumina atm.

Four long years. Two generations of vehicles. Countless hours of work. A fleet is taking shape, thousands of weldments, harness releases, and detailed drawings. All of it was prep work to bring the Gen-2 electric dozer into full production.

Lots of talk about prefab construction around here this week! I've built modular (with these two hands!) and wrote my master's thesis on panelized construction. I've since consulted w/ prefab startups. Prefab sounds like a no-brainer - so why isn't it more widely adopted? 🧵
