Major changes coming to Austin commercial real estate
A new state law SB840 will probably end Austin's 'density bonus program' , where each new developments enters into a negotiation with the city
They usually will add affordable units to win increase in build size
Impacts:
- Faster starts on new developments
- A huge tool in the city's affordable housing toolbox is gone
- Also a lot of Austin's urban design rules / guidelines will loose their teeth
