Went under contract Sunday morning. Flying out tomorrow, and I scheduled everything for Wednesday so it all gets done at once. 12:30 at the property: -Inspector -Appraiser -My Roofer & HVAC guy -My agent and the seller -GenZMultifamily The inspector will cover all of it, but I learned my lesson. Paying my own roofer and HVAC guy a few hundred bucks for their professional opinion is worth it imo. This will be my largest building so far. Have to see it in person to get a feel for the place and will check up on my other places as well.

IMO if you know nothing, Ben Mallah's YouTube channel is the easiest way for someone to learn about real estate investing Especially his older videos, they literally walk you through deals he's buying and why he's buying them. No bs at all. I learned so much from them and couldn't think of a better and easier way to start.
