The most important thing about R-CG is... it's quite boring. Lots to lose long-term from rejection, not much to gain short-term.
Rezoning citywide means spreading the benefits wide, and the impacts thin.

@tony_imbrogno I seem to find the folks most passionate about land-use hearings silent when it's time to decide the budget. When the development complaining session is over, everyone leaves the CA building. I hope we can help more folks stay to do the boring work of actually fixing stuff.

@tony_imbrogno Parking, traffic, infrastructure, amenities... we've said it before.
These are all issues that folks complaining about development are rightfully bringing up.
It's a shame that our Council, and the complainers, neglect these issues once the housing pinata is down.

@tony_imbrogno I just wonder what exactly comes up in the land-use approvals process that heals any of the concerns that folks have with their neighbourhoods.
It's typically things that are outside the gamut of a land-use decision. A lack of information or credibility around adjacent issues.

@unsprawling It isn't, but let's agree that one type of housing forever doesn't work. I don't get the leap from that to enabling chaotic process. You and other pro rezoners have drastically politicized the issue. I said before I give thanks for that since it mobilized people.

Folks are right to express concern over even a handful of new residents. Decades of R-C1 has created fragile communities. We need a credible, proactive City gov't to ensure R-CG is supported.

@tony_imbrogno Of course we denounce bad planning practices, ergo, allowing an exclusive R-1 zone to run rampant into the prairies for several decades.
Rezoning for Housing is exactly the flexible low-density by-right that starts to solve the deficit that has created.

@unsprawling So no to blanket rezoning, have planning documents respect neighbourhoods, place density reasonably, and upgrade infrastructure.

@tony_imbrogno Sure, if you mean flexible low-density forms by-right everywhere, so that the benefits of land value uplift are shared among homeowners instead of pocketed by developers.
Perhaps density floors around transit such that high land values are split into enough pieces.

@tony_imbrogno The problem with Vancouver is the targeted upzoning of only their Downtown and areas next to transit.
It's great at encouraging speculation, and bad at delivering the sort of widely spread flexibility and gradual growth that keeps neighbourhoods affordable.

There's nothing wrong with single-detached homes themselves, the problem comes from the blanket restriction on all other housing types, creating exclusivity, and spreading across more land.
