Grapes have to be the highest variance food item. Normal ones stink but the Japanese/cotton candy grapes are like sweet teardrops from heaven landing in your mouth. This is why it’s so hard to rank fruit!

@CPRBrundin These programs aren't actually designed to help buyers, they are created so outside investors can share in appreciation with extremely low risk. 20% down is largely unnecessary (and uncommon for first time home buyers). Thankfully they never got much of a hold in the market.
