It’s worth noting, however, that the figure reported by Lennar is net of incentives—meaning it reflects the average selling price after incentives are deducted. It is not the actual price paid by the typical homebuyer before incentives.
To estimate the average price paid by the typical Lennar homebuyer, ResiClub reverse-engineered the math.
In Q3 2022, Lennar spent roughly $12,074 in incentives on a typical home sale. By comparison, in Q1 2026, typical incentive spending by Lennar was $60,884 per home.
When accounting for that incentive spending, the typical Lennar homebuyer in Q3 2022 paid around $503,074. When accounting for that incentive spending, the typical Lennar homebuyer in Q1 2026 paid around $434,884—or -13.6% less than the typical Lennar homebuyer in Q3 2022 (i.e., Lennar’s peak quarter).
