How am I supposed to know? I'm not a psychologist. What I DO KNOW is that people are not on the streets because there aren't enough homes. The vast majority are on the street because they're anti-social and are unemployable. And if you don't have a job, you can't afford a home. So let's stop the bullshit (there's not enough homes) and be honest about the real reason for the problem.

@BetterBlocksNJ @NickZurawski 1,000-unit bldg w/ 15% affordable = 850 expensive. Calling it a solution misleads. To be clear: the city may be progressive, YIMBY ideology isn’t, it prioritizes market expansion over affordability. Upzoning increases land value & pushes prices UP on the 850 units, not down.

I could argue (depending on views and market) that the unit pricing in a 5 story building will be greater than the unit pricing in a 50 story building. After all, most people prefer to live in less dense buildings...not 50 story ant hills. Other things being equal (fit and finish and location) most people will pay more for a unit in a less dense building.

Dude, I'm not following your argument at all. Yes, I agree.....upzoning land from (let's say) a surface level parking lot to a 50 story resi building will substantially increase the value of the land And yes, I agree....that if the upzone was reduced to only 5 stories, it would reduce the value of the land. But by reducing the value of the land doesn't necessarily reduce unit pricing. Unit pricing will be determined by the surrounding resi market.....not on the cost of the land.

Builder here. This is one of the most misunderstood elements of BMRs. The 15% affordable does not increase the price of the market rate units. Builders don't set their price based on costs; they set their price based on comps and what the market will support. Who really pays for the 15% affordable is the land seller selling to the developer. All developers offering on the land will build in the affordable units as a cost of the project and lower their land price accordingly. If the city increased the affordable requirement to 30%, developers would have to further reduce their offer price on the land. If the city decreased the affordable requirement to 0%, the offer prices would increase.

LA builder here. I'm all for relaxing zoning rules....But I'm also for understanding the real reasons why residential doesn't get built in LA. LA has 100 self-inflicted impediments to housing right now. If we want to set LA up to grow in the future, we need to triage/address/solve the most important issues that slow construction. You can't solve all the problems....you got to start with the most important ones and work your way down. Building height doesn't even crack the top 50.

@youtwitface @atnissly The best way to find out if that’s true is to relax the rules. But even *if* few of them pencil right now (not an expert on LA sales prices and costs), this is still valuable: Changing zoning takes years, and this sets LA up to grow when demand goes up or permitting improves.

LA City Council just delayed SB 79, the state law that would've allowed 9-story buildings near transit. Instead we're getting 4-story max in 55 zones. We have the lowest construction starts in 13 years and local govt is actively working to contain it further.

@dickclucas Builder here....please educate yourself. No one is going to build a 9-story building in LA....it doesn't pencil unless you're building it for rich people who can afford the rent or sales price it would take to justify building it
