A lawyer I know pasted a research question into one of the big AI tools. It handed back a perfect-looking case. Right court, right year, a holding that sounded exactly right. The case didn't exist. She caught it because she's careful. That's the part that bothers me, how many people wouldn't. This is the real problem with legal AI and a smarter-sounding model doesn't fix it. The only thing that fixes it is making the tool show its work. Every claim links to a statute or an opinion you can open, or it doesn't make the claim. We built the boring version on purpose. It cites, or it shuts up. Less exciting than "autonomous legal agent." A lot more useful when you're the one signing off.

Substantial remodel is one of the trickiest no-fault paths to get right. The notice has to nail the AB 1482 language and the relocation math, and these are the cases tenants challenge as bad faith most often. "My slingshot was AI" is going to age incredibly well. The legal industry priced people out of their own cases for decades. What changed isn't that AI passed the bar - it's that a person with $0 could finally pressure-test their own argument at 2am. That genie isn't going back.

Lynn White had $0 for a lawyer and $73,000 in debt hanging over her head. She was facing eviction in Long Beach, California. Lost her first trial. The clock was running out. So she opened ChatGPT. She told it to pretend it was a Harvard Law professor. Then she told it to rip her arguments apart. Harshly. No mercy. Find every hole before opposing counsel does. It did exactly that. She filed her own appeal with zero legal training and zero dollars spent on representation. Then she walked into court and won. The eviction was overturned. $55,000 in penalties gone. $18,000 in overdue rent, resolved. The lawyers on the other side were so stunned they emailed her afterward. Told her if law was something she was interested in as a profession, she could certainly do the job. She was a tenant who lost her first trial. Her exact words after the verdict: "It felt like David and Goliath, except my slingshot was AI." This is the story that makes every $500/hour attorney uncomfortable. Not because AI passed the bar. Big agree on speed. One thing #3 exposes though: take the lawyers out and the notice has to be perfect, because a defective 3-day notice is still what gets a CA case tossed - lawyer or not. All evictions must resolve in 35 days or less 3. Move all evictions into small claims, no lawyers 4. Sheriff lockouts must be performed in 10 days or less 5. Increase penalties on bad-faith evictions This will allow landlords to take a chance on someone with bad/low credit. It will give housing providers confidence in the system, knowing they can remove bad/defaulted tenants quickly and cheaply

@realEstateTrent Measure ULA hitting people who bought years before it existed is the real gut-punch - no way to price in a 4% exit tax you couldn't see coming. LA keeps stacking costs on owners and acting surprised when deals dry up. Brutal.

Crazy how many commercial property owners are now hit with a 4%+ transfer tax in LA. So, Los Angeles gets 4% of your property if you decide to sell. Especially sucks for the people who bought before this was a thing. What a mess.
