@molzer Same reason people use sales brokers. They make a market and create a competitive field. I know many groups (esp developers) who go to the same bucket, but we always shop around for the best deal. Our brokers job is to know where the hot money is.

2023 was a big "build the track record " year for me. We sold 3 syndicated deals, taking our full cycle track record to 5 deals. Average returns on 2023 exits - LP Net IRR 23% - 1.45 MOIC - Hold period 23 months I wanted to show that we could take deals full cycle despite market conditions. We're still in the early stages, now a shocking 5 years into this, but I'm excited to see what we can do in the next 5 years and then 50 years beyond that. I turn 30 in April, so should have many good years ahead.
