@raisingpatriots Its insane. The number of boomers spouting off about just make them get a job have 0 clue how the world actually works now. Kids have 55 hours a week of school and the pay for part time barely covers car insurance. Im not making my kids work slave hours.

Today I received a postcard urging me to vote “yes” on Spanberger’s redistricting plan which would entrench Democratic control in Virginia.
What’s interesting is that this postcard was mailed out from Oakland CA!!
The Dems are working hard to turn Virginia into another People’s Republic of California.
Virginians, VOTE EARLY. VOTE NO!!!! Let’s save Virginia!!!

Doing awesome! Been watching the past few days - smiling at your excitement!
Check into some inexpensive bookkeeping programs online. (not Quick Books because they are ridiculously overpriced). I see folks suggesting keeping a notebook, etc - but a little program can help with all the customers, taxes, expenses and whatnot.

Solid day today for sure! Kicked butt on the concrete removal, scored some chairs for repaint and resell, sold 2 storm doors for install, sold a staining job to the concrete customers, finished invoices, documented the days write-offs, documented customers info and notes, posted before and after pics on my business socials, and had a pb/j for dinner! Tomorrow I finish the landscape job! How did everyone else's day go??

@llandoniffirg My older dog did this with the new puppy. Now the pup is over 6 months and major pain - gets nosed aside.

🤣 Renting a house is a whole different animal than an apartment - or even a room. You are still responsible for paying the mortgage, insurance, on-going repairs, replacing appliances (including hot water tanks), plumbing, electrical... These days even a good tenant who pays on time will not be cost effective.
Wondering If your son (or daughter) wants the house in the future.

We listed our old house for rent 3 days ago. This morning I got my first ever call from a potential tenant. My very first one. I wish I was joking.
"Hi, I have a couple questions about your listing."
"Ok, fire away..."
"I have an ongoing medical malpractice case and was wondering if it was okay if I pay the whole year up front because I'm not working."
"Umm.. yeah, I think that would be ok? I don't see why not... I'm guessing that's why you're not working? If it's confidential, that's fine, just curious..."
"Yeah, that's why... it has to do with my foot and I can't work."
"Ok, what other questions do you have?"
"Do you have any dog restrictions? We have a 10 year old pitbull... she's my childhood dog... she's so sweet... never had any issues with her."
"Ummm... I think the HOA has restrictions on that breed." (Idk if they do, I just made that up)
"Ok, just let me know. Next question. I do have a felony on my record for vehicular manslaughter. The person survived and ended up with only a broken collarbone... and umm... my dad would be living with me, he's my caregiver, he also has a felony on his record but he already did his time. It was his first felony and will be his last felonly."
"Umm..."
"Yeah... I know it's a lot going on but I don't have any evictions or anything... but I did break a lease when I was 18 because I'm a single mom and well, um... some things we're going on and I was just in mommy mode... but I'm about to pay all that off once I get this medical malpractice money."
"Umm... we have a few other applications we're going to review and I'll get back to you."
I think I'm going to sell the house.

@isaac_saas In the process of selling off my rental homes, so have many others in the last few years. Even with the elevated rents these days, its still the same income level crowd, and they cant pay today's rents even worse than before. If you rent for less, you'll get even worse tenants.
