Update: I got 90 linear feet for nowhere near $9500

Home Builder Tanner Alexander@TannerBuilds
I just got quoted $9500 for 80 linear feet of fencing. HOW
English

@Allig8torboy Day and a half with these two guys 😎
English

@TannerBuilds It’s fairly easy work. Rent the hydraulic auger from Home Depot for 24 hours. Running the holes is the hardest part, but the auger does the work. I could knock that out alone on a 3 day weekend.
English

@impact344 That price makes more sense with all that
English

@TannerBuilds Now he did go overkill and had us use 6x6 post, 2x6 supports and 5/4 for the verticals
English

@FrontierBDesign Praying that doesn’t happen to me 😂 I can’t afford to swim anymore than I already have to
English

@TannerBuilds Open water swimming is the scariest part of the race. First tri I did, I swam off course almost a tenth of a mile. Backstroked all the way back.
English

@TannerBuilds Agreed on the people but there are some pretty sick views in Manhattan
(not smart enough to work in any of those offices, but still sick!)
English

would you guys be supportive of me using these nipples tiles on the porch facade

jameson (big deck energy)@jamesonhaslam
asked some of you a while back what you would do with my porch .. and we are doing it! im calling it, La Sombrota 😎🌞🌴
English

@gbaroth Oh if you’re playing the long game I think its hard to go wrong. It’s a sure play in my head. I unfortunately don’t live there or have 3 mil sitting around 😂
English

@TannerBuilds every person I know with money is like "buy in the palisades right now and wait"
English

@8amBanza It’s a perfect place for some people for sure. Personally I’ll pass. Great weather though
English

@TannerBuilds That location offers the best weather you can find in the United States
A perfect location for someone who comes from generational wealth and wants that wealth to grow
Anyone else is too poor to survive
English

@adotwill @shawngorham 113k miles too…I need it
English

@aremuhknee I get California is expensive but when my wife lived there and I visited often we did not spend nearly 40k a month 😂
English

@TannerBuilds Ya, and that 80k covers bills for 2 months. It’s very different
English

@TannerBuilds I can help with this. It’s all about having an exit in place before you start.
English

@JulieChangRE Homes back then may be better built than current tract built homes I’ll agree with that.
English

@TannerBuilds I think that’s 2 different topics. Some older homes are definitely built better. Insanely better. And some are Cracker Jack boxes
It’s that everything has a shelf life. It’s 100 years old.
English

But 12 months is standard for most states when doing a MAJOR PLAT
No builder or developer closes on land until they know they can build what they need to. Unless it’s a big discount. Look up Olympia and Howard Hughes land development here in Vegas - they do what we do
In Indiana we sell hundreds of lots to Lennar. And we average 14-16 months before closing on land.
English

@submasterstrat That’s awesome. I’ve already wanted to do a large scale development and take 10-20 lots myself, sell the others. Just don’t have the capital to dedicate to it
English

@TannerBuilds I have several active devs in Indiana, Texas and working on one in Nevada right now. None in Vegas yet. Only lived here a year
Moved here to help a start up launch a land development department
English

@JulieChangRE But Julie if you’ve been online everyone says “homes were just built better back then!!” 😂 biggest lie ever told
English

@TannerBuilds The problem with these old bathrooms is everything underneath it is crumbling. Sewer line, plumbing, shower pan, electrical is ancient. That’s why so many of them smell like mold
