I remember reading a long article (I think in the New Yorker) ~20 yrs ago comparing the CA and TX socio-economic models, the subtext of which was that CA's is superior.
I think at this point we can definitively conclude this was false.

I toured some Dallas buildings recently. Was *shocking* how nice of an apartment you can get for $1200-1300.
Combine that with the fact that you can still buy a house in the suburbs for $400k, and you can see why so many people are moving there.

Average rents have gone from $1530 to $1300 in DFW. Probably lower through the year and maybe next year, but should rebound thereafter. There’s opportunity in the window.

six months ago I decided I was going to take prediction markets seriously. and last night I crossed an unbelievable milestone that I could not have imagined then.

what's crazy is it doesn't feel like a huge spike, but very steady, reliable, and scalable.
there were some ugly swings early on, days that made me question my approach entirely. but I kept on.
all in all, I'm grateful, fired up, and not even close to done.

Los Angeles, 2026:
On Tuesday, a guy was repeatedly slamming on all the doors of the businesses in our little strip mall. He disappeared for a while, then came back and slammed on my plate glass office window w a metal rod.
I called 911.
Was busy the first 2-3x times I called, then finally picked up and put me on 3-4 min hold, then immediately transferred me to police non-emergency, which kept me on hold for another ~10 minutes until I gave up and hung up.

I am so sick of seeing this message over and over again in the last two weeks.
Not a single Iranian is helped by it, and not a single person you are calling out will speak out because of it.
The constant “where is Jennifer Lawrence?” “where is Mark Ruffalo?” “where are the celebrities now?” framing isn’t about Iranians at all.
It’s about settling scores over Gaza and rerouting that anger through another people’s suffering.
Don’t turn Iranians’ deaths and their courage into a gotcha.
Talk about Iranians because you care about Iranians.
Not because you’re still litigating a separate grievance.

Where is all the outrage from the “progressives”? The Iranian Regime has killed thousands of protestors, tortured countless others, funded terrorists, and now the people are speaking out. But our college campuses and progressive groups are eerily silent in the face of this oppression.
