I think NYC really suffers from being the only Real City in a country of 300 million people. Manhattan has become a sort of City Disney Land for kids from Florida and Ohio. There is no other place to fulfill the fantasy.



A decade ago, there was no building boom in Everett, but in Chelsea next door. Chelsea is closer to Boston and has better transit connections. Then Chelsea imposed 20% IZ. There's been essentially no market rate development since, depriving them of tax revenue and homes.












The Yimby movement has been ineffective because many of its members don’t actually believe in profit. In places like Los Angeles politicians have eroded the ability for investors and developers to profit on housing. Housing takes enormous capital risk and time. So less and less developers are willing to get out of the ground in LA. ADUs were good for a while, but now a lot of the smaller builders are also getting tired of the weekly “tenant protections” popping up. So they’re also quietly exiting the market. If Yimby’s want to get results they have to fully accept profit as the main driver for getting meaningful housing built. And to do that they need to reject the anti landlord / investor movement that is growing in LA and other left leaning cities. Upzoning looks great on paper and for the polls, but it won’t be enough to bring back the investors and builders.
