@N8RealEstate Being that it’s pex, it’s likely not to burst, but just be prepared if somewhere along the line it may leak.

@N8RealEstate Be prepared for it to break somewhere once it thaws out. If that’s the case, shut the water off and get a plumber to come replace the broken section of the line.

I have frozen brand new pex pipes on a bathroom addition I just did. No lines are broken, but we’re not getting water to the bathroom. I turned the water off going out to the bathroom and isolated it. And cracked the sink open What’s my next move?

@markjenney Factor in installing wall mounted ring lights, unless your barber believes the chosen lighting is adequate. Or go with more traditional/aesthetic light fixtures, but regardless make sure to have proper lighting.

@N8RealEstate Hey Nate, I’d give him a shot on 1-2 small projects. See how efficient he is, then go from there. Just for reference: In NYC, I saw our most skilled carpenters get $250-300 cash per day. These were guys who can do anything, and barely needed monitoring.

Looking for an additional contractor so I'm able to tackle multiple projects at once There's a young kid that can do almost everything, he wants paid hourly though because he doesn't know how to give competitive bids We'd be able to keep pretty him busy. Thoughts?

About ~5 months ago I started cold calling self-storage owners in search of my first deal and today I put my first deal under contract (off-market from a cold call)! It's a small deal in just outside of a top 10 MSA. Will share more upon closing, but here are the highlights:

@N8RealEstate What do you mean by unknown water issues? Also no leases makes it easier to take back apartments in order to renovate and place your own tenants.

Update on the 3 unit for $90,000: Beautiful on the outside, a mess on the inside No signed leases only handshake deals Property has been neglected w/ unknown water issues One unit needs a gut rehab Now I know why she wanted to sell it, it's a headache I don't want

@N8RealEstate I recommend getting water line protection with your water supplier if you don’t have it already.

Bad experiences in 1st 2 months with my first single family property: Stove broke Fridge broke Toilet leaked twice Had to replace water pipe from road to house due to bad water pressure Never buying used appliances again Will underwrite old homes w/ bad water lines in mind
