Friends. There are many businesses in the smaller market cap segment (<500 Cr) at attractive valuations much below their expected future earnings growth rate.
Sharing a filter which you may use for studying some great businesses. Remember, past metrics need not guarantee the future metrics. So, study well.
Share this post widely. Let others also benefit !!!
So, here are the criteria.
- Should be among 4-5 Leaders in its Segment. Need not be the largest.
- Sector should have immense space & potential to Grow, Scale & not get Disturbed by AI 😃
- Current Assets higher than Current Liabilities consistently for last 2-3 years
- Debt should be Lesser than Equity for last 2-3 years
- Net Profit should exceed 15% of Equity for last 2-3 years
- Operating Profit should exceed 15% of Equity + Long Term Debt for last 2-3 years
- Operating Profit margins should be minimum 10 - 15% over last 2-3 years
- Should have a Positive Operating Cash Flow for last 2-3 years
- Trade Receivables should be Lesser than 25% of Total Annual Sales (this is extremely important)
- Promoter should have ZERO Pledge
- Price to Earnings to be Lesser than their Expected Earnings Growth Rate (this is where you will have to do your research with Annual Reports, Concalls & Articles)

This is a textbook case of how Information Asymmetry continues to exist in Real Estate, despite RERA guidelines…
A Project sold as 9.5 acres…
Builder’s RM says it, Brokers repeat it and Buyers end up believing it
But approved documents tell a different story
The licensed land is split into 4 parts:
• Group Housing Phase 1 & 2 (3.91 + 2.73 Acres) = 6.64 acres
• Group Housing Phase 4 (later launched 2BHKs) = 1.62 Acres
• Commercial = 0.87 acres
• EWS = 0.4 Acres
Total Licensed area = 9.53 acres
But if you see then Commercial + EWS makes up about 1.27 acres that will have separate boundaries and areas you can’t consider to be part your society premise
Net Group Housing Land = 8.26 acres
Total apartments = 525
Actual Density (525/8.26) = ~63.5 apartments/acre, not 55 as claimed by builder
A Number still very reasonable and a Top Project that I highly recommend. But point It was still misrepresented!
Issue isn’t about one Project, there are much bigger grey areas where verbally sold numbers often don’t match filed documents
Thing is all these filings exist, but they’re buried where most buyers never look!
But Not Anymore!
We’re fixing this gap and much more in under-construction real estate which will make approved filings, layouts, land breakup and project data easy to access, easy to read and easy to verify!
So what’s said in the market can finally be checked against what’s actually approved
