Work starts today replacing the roof on this industrial building. Did half the roof 2 years ago so this is the other half (there's a firewall separating the 2 sections). The half being replaced measures roughly 95' x 120', or 11,400 sq ft. The roofers feel the insulation won't need to be replaced so instead of taking it down to the deck they're just going down to the fiberboard insulation. Got 3 quotes, all fairly close together. Any guesses where they came in at? Here's the spec list: 1. Remove existing roof down to fiberboard insulation and dispose. 2. Supply and install ½” fiberboard insulation mopped in hot asphalt. 3. Supply and install SBS base sheet mopped in hot asphalt. 4. Supply and install SBS Cap sheet torch applied. 5. Supply and install 26 Ga. prefinished steel cap flashings related to membrane roofing, based on standard Weather-X or Perspectra series color and availability. 6. Provide a 10 year membrane manufacturer’s standard membrane warranty

Everything old is new again. The opposition to the #yeg zoning bylaw is not new. So let me re-share the Edmonton Infill Heritage Moment I made back in 2017. Still applicable today, but instead of restrictive covenants, people want to delay zoning renewal.

While it has some dense areas, Vancouver has a very restrictive Land Use Bylaw and very slow processes for development. It's also surrounded by municipalities with similar restrictions. Those supply restrictions are a factor in the high prices Vancouver has been experiencing.
