I keep seeing posts telling young people to just buy tiny starter homes like the size their grandparents owned in the 1950s 2 bed, 1 bath, 1200 sq feet, est. 1951 It still is over $400,000 And not in CA or NY This sold for $80,000 in the 1990s btw

Closed on a Flip yesterday that will make me 100k in 90 days Lets look at the numbers: Purchase Price: $240,000 ($115 per square foot) Renovation Budget: $95,000 Loan costs: $18,000 Selling costs:$26,000 ARV (After repair value): $480,000 ($230 psf) This puts our profit at $101,000 These numbers are very conservative, we think we can sell it closer to $260 psf and we think our rehab budget is closer to $80k which puts our profit at $170k Demo starts Monday!

In thier culture, everyone knows everyoneโ€™s salary to compare and constantly talks how they got it so if something works, everyone else will immediately do same thing.
