The thing about Platner that I think people miss is that it isn't each thing in isolation, each of which is explicable, it's the total weight of them. Because his narrative, which I thought was pretty good, was "yeah I was a screwup but I've straightened out."

A- Closing on land ~all cash B- More attractive capital than common equity $$ available for dev.

Some of the most profitable deals in our company's history never went to construction. We put the land in escrow, completed the entitlements and design and subdivision mapping, then sold to a builder who took on the financing and construction risk. We captured the entitlement premium. We skipped the construction cycle entirely. We moved fast. Slow kills in real estate development. The longer you hold pre- development capital in a deal, the more interest, overhead, and opportunity cost eats your return. The entitlement sale exit, buying raw, selling entitled, is a legitimate and underused strategy. Not every deal has to become a building.

Paxton is clearly still the favorite, but Cornyn is not out of this race. If you’re a registered voter in TX, EV is over but you can still vote on Tuesday, even if you didn’t vote in the primary. A Talarico-Paxton general is bad for Texas, bad for the US, and bad for Israel.

Well, the ROAD to [Less] Housing Act is back on the radar it seems. Reminder that this bill effectively bans construction, not just acquisitions, and creates enormous new bureaucratic red tape over housing.

Mobile home parks are cooked I spoke to a guy over the weekend who raised capital in 2019-20 to buy mobile home parks and crushed it Selling all his assets now Said the market ran and the music has stopped If you’re buying these assets in 2026 you’re going to get smoked It’s the equivalent of buying short term rentals in 2021 Instead, I’m buying $100k-$120k single family homes in the southeast Putting section 8 tenants in there with $1300-$1600 monthly rents Cash flowing nicely while claiming mind blowing tax deductions

@jasonc_nc How much would you have to raise prices to not charge? My non-coffee shop-owning hypothesis is you lose alt milk drinkers for charging extra but you don’t lose milk drinkers by charging the same. While I don’t blame shops for scaling with cost, it may not be profit-maximizing.
