Several sold out IDOs and a lot of hype but is Propbase meant to stand the test of time ? $PROPS could be a promising project ! That's why... I have studied the white paper EXTENSIVELY 😮‍💨 and compiled VERY DETAILED information about this project! So basically I have done the heavy lifting and you can find my findings below + TLDR in the end Lets go ... 😘 ------------------------------------------------------- INTRO Propbase is a real estate investment and transaction platform, providing tokenized solutions for real estate developers. Vision: (a) democratize accessibility to fractional ownership of real estate (b) bridging gap between physical and digital assets ------------------------------------------------------- Value Proposition & Market Outlook: While the tokenization of illiquid assets is still in its early stages, it holds immense potential for the blockchain industry. Citibank suggests that tokenization could be the breakthrough use case for blockchain technology, driving increased adoption. The total value locked (TVL) in the market has been steadily growing, indicating a rising interest in RWA. Reputable entities, such as @BCG, assume that this market could become a $16 trillion business opportunity by 2030. Even capturing a small market share could have a substantial impact on blockchain and crypto as a whole. However, when you compare that to the estimated $900 trillion value of global assets, tokenized real estates currently make up a small fraction. Therefore many people assume that there is a lot of room for growth. I, personally, agree. Specifically addressing the tokenization of real estate, Citibank has forecasted that the market could reach $4 trillion to $5 trillion in tokenized digital securities and $1 trillion in blockchain-based trade finance volumes by 2030. (Look up article of Citibank titled “Money, Tokens, and Games“.) These projections definitely highlight the immense potential for blockchain-based real estate tokenization. However, it's important to acknowledge that there are significant challenges to overcome in this sector as well. So it’s not all roses and sunshine, at least not completely. ------------------------------------------------------- Qualities of Propbase: 🔷Ease of Use // UX Propbase claims that the platform enables efficient real estate transactions for retail investors, offering a user-friendly and contemporary approach. It seems users will be able to buy and sell real estate assets using their smartphones. For me that’s a major plus because I believe smartphones will be the entry gate for new retail investors in the bull. 🔷Huge Target Group They are setting a low minimum investment threshold of just $100. That ensures that property ownership becomes accessible to a broader audience. This, again, is a a very good competitive advantage compared to more expensive and complex investment vehicles like REITs. This will enable more people to participate in the real estate market. I believe the current worldwide housing market situation might boost this scenario in the future. Housing is barely affordable in western countries right now with rising mortgage rates and sky rocketing property prices. Fractional ownership definitely offers an alternative for Gen Z and millennials even if a whole property may be out of reach. Important Side Note: IMO the advantages above are NOT necessarily unique to Propbase. They can apply to any project with good UX in the RWA niche. 🔷Transparency via Blockchain The Propbase Registry maintains a comprehensive and verifiable record of property transactions, simplifying the verification of property ownership. This transparency enhances trust and confidence among investors. 🔷Compliance + Data Accessibility Upon government requests, Propbase can provide ownership information associated with wallet addresses. This capability adds an extra layer of data accessibility and security while it also secures adherence to regulatory standards. Regulation in Asia is different from each country to each country. Regulations concerning cryptocurrencies in Thailand seem to be less harsh compared to some other nations.(That’s good) However, there has been an increased focus on enforcing measures related to Anti-Money Laundering, Terrorism, and licensing, These resulted in more rigorous requirements in these areas in recent months. For me up till now there has been too little information on how Propbase will tackle legal and regulation related challenges. I also noticed that they do not really have a legal team especially compared to $RIO. Additionally Switzerland, Dubai and Hong Kong seem to have the most regulatory clarity on crypto AND tokenized real world assets. As an example: In Switzerland, recent legal developments acknowledge tokenized securities as a novel asset class, granting them the same legal status as conventional assets. I expect these progressive measures to strengthen greater acceptance of tokenized assets within the global financial system. These reasons make me feel like Thailand is not necessarily the best area to focus on. But its not super bad for that either. Sure the King of Thailand is crypto friendly but still there are challenges. UAE, Switzerland and Singapore would be the best market imo- of course that is debatable. Also they claim that labor-intensive paperwork and government registry updates will become minimal but I am still a little skeptical about how this will actually pan out. Also I have seen claims of EU/SEA compliance but have not been able to verify that. 2) No product/adoption (yet) I have to admit tho that this are the risks/perks that come with being early. So that’s debatable imo. -> bold claim: properties will be in high demand, properties listed on platform to be sold out in a few minutes -> needs to be monitored But… I tested Demo Product "Marketplace" -> UI/UX is good 👍 different KYC levels needed for usage ------------------------------------------------------- Market Position/Competition: Competition though with… $RIO -> very strong community, but some red flags like bad communication $PROPC -> well funded and apparently good cooperation with regulation, good market setting/geographical focus, but has some red flags Propbase is still early. The more time passes, the tougher competition will become. Early launch currently could give $PROPS an advantage, even though it’s not the first mover. If it had launched after half a year, Propbase would not have that advantage, imo. ------------------------------------------------------- Partnerships: Real Estate Luxury Resort Partnership -> Wyndham Hotel & Resorts/ARG/Nebu -> $140 Mil Deal -> very good, with interesting timing of announcement, cheeky 😃 ------------------------------------------------------- Communication: humble team members and good communication channels CEO and others responsive, sometimes a little unorganized imo Embrace competition, recognize other players -> Overall: I like that a lot !!! ------------------------------------------------------- Community: (I did the math a lot of days ago. So the follower count might not be super up to date. Still good estimate.) Twitter @PropbaseApp 663 posts 12.4K Followers Average Views on 11 Random Tweets -> approx. 2078 views per tweet -> around 16.75% of total follower count -> not very impressive, but look at the end, it changes Rough estimate of average likes on posts (11 random posts) : 46 likes -> ok —> but again early projects will usually not boast impressive follower stats, it would be unfair to neglect that fact here Comparison with $LEOX / GalileoProtocol 2701 posts 12.2 K Followers (slightly less Followers, but almost same, good for comparison) Average Views on 11 Random Tweets -> approx. 2833 views per tweet Rough estimate of average likes on posts (11 random posts) : 45 likes -> ok Comparison Results: $LEOX has been longer in the market. Propbase has reached similar follower stats like that of $LEOX in a shorter time in the market. That again makes Propbase’s numbers look better. Important: This is NOT a scientific method 😅. So do with that what you want. TG 6171 members, with bot recognition software as barrier to entry (last time I checked) A liiiittle bit of moonboiiiiii vibes, but not extremely crazy like memecoin TGs in bull peak 😅-> ok ------------------------------------------------------- Catalysts: Launch of Marketing Campaign ‘Propbase Spark’ First asset offering planned for Q1 2024 AMAs planned + they claim more partnerships to be announced -> needs to be monitored Roadmap released on Website -> Dex Listing + Launch next steps Roadmap for 2024 still in development ------------------------------------------------------- Conclusion: This is a risky investment. It's not sth like $LINK. Its a micro cap after all. Most of the above is still theory so we need to see how everything of this plays out. I like most of what I have seen. I have yet to develop an opinion about the value accrual mechanism and the emission schedule. Someone I talked to said he is concerned about the lack of value accrual (debatable for sure). I really like how there is also a big allocation towards rewards which is necessary for drawing participants. But inevitably this will cause sell pressure in the future. I would like to hear how this will be mitigated. I dont like that they dont seem to have a legal team like $RIO. Regarding my risk tolerance I think I will be investing BUT I am also a little on the fence about it. So my decision could change.
