My neighbor spent about $80k on his son’s college finance degree. His son graduated, filled out 105 applications, and couldn’t land a finance job. Right now, he’s managing a Jimmy John’s while he “waits for a break.” Then my neighbor said, “I’m going to introduce him to some of my friends so he can get an entry-level role.” And it hit me. If the outcome is still who you know, not what you studied… what exactly did the $80k buy?

Buy at $250,000 as a light fixer Fix for $50k, sell for $400,000 Total profit ~ $52,000 Flip 4 homes per year Gross Profit $208,000 Add that to your $80k 9-5 and now you’re starting to make progress on getting ahead Live on the $80k 9-5 income and try to invest 100% of the flip income into more rentals and more flips You can also use the flip profits to pay off bad debt or all debts if you want Once all the bad debts are paid off invest 100% into more and more real estate flips and holds Do this for 10 years and you should be a multi millionaire

Just talked to a friend yesterday and he mentioned that he’s in about $70 million worth of debt The most debt I’ve ever been in my entire life, including everything is about $3 million How much real estate debt are you in? Would you be comfortable $70 million in debt?

@ThinkAppraiser I know a lot of guys with multiple 9 figures in debt, one guy lost everything during Covid, before Covid hit he was all over the news one of the most active developers in NYC and it all came crashing down right after Covid, took some guys along as well.
