@pestctrlguy There's really no reason to have pest control services on a schedule. Call them out when you need them, the rest of the shit they do is fluff
Same with lawn services like Tru Grenn, all fluff and no results

This guy has left us a bad review on every platform, disputed every charge we've ever charged, and also apparently filed complaints with the FTC and attorney general.
We never did anything outside of our contract.
The best part is he willingly gave us his new address when he moved AND his new credit card info.
He seems to think that I crawled in his window in the night, opened his wallet, and only took down his credit card info to charge his card $100 and send him the receipt and full paper trial lol.
People are wild man. You sure you still want to start a home service business?

Spoke to a couple - they need consistent volume - 2 delinquent clients won’t cut it.
1 account per month is their ask.

@H3_Forge Ya but I don’t want to pay for/ maintain an automated system for a 1099 sales rep when I can pay $0 and he he’s gonna get his sales one way or another.
If it was worth it, somebody would be doing it by now.

@pestctrlguy Fair — you clearly know your market better than I do. Point wasn't door knock vs automation as either/or. Guys doing both will out-run guys doing just one. Home goes live, automation hits it same day, door knock closes it. Hard to beat that combo.

This is actually money and you don’t need to automate it.
Zillow shows new home sales.
We had a sales rep sell 84 accounts in 2 weeks last year by cherry picking Zillow and knocking on their door.

If I was a pool service, pest control, or any other route-based recurring business owner I would have the nastiest automations tied to new home sales in my service area. If any of those services knocked on my door right now in my new place I’d sign up on the spot. Zero question.

@RobDockstader There are so many builders it’s hard to get in with anybody that does enough volume to make it worth anyone’s time.
Same with realtors

@pestctrlguy Have you tried getting referrals from the GC included in the closing package or do you not see an upside in that? ?

He shows up at their door and signs them up. Way better process and 0 cost.
He also looks the stuff up himself and not me. Which again is a huge win.

Using an API that scrapes the MLS data can speed up the process for him to call the leads.
Throw Zapier in-between, add a multi-dialer, and create you’re own dashboard - or find one that integrates with all of the above.
Your sales guy can probably reach quite a few more people faster.
Plus, accessing at the API level will let you be able to sort by more data too, eg size, out of state owner, etc…

@H3_Forge lol you think the door knocker was hitting 20 doors a week and had 84 sales over 2 weeks.
In our 1st location service area 86 homes were sold in February.

@pestctrlguy Both work but for different reasons. Door knocking = higher close rate. Automation = you hit 200 new listings/week instead of 20. Best play is automate the lead gen (Zillow API + mailer trigger), then send your closer to the ones who respond. Scale the top, close the bottom.

@aaron0505 Mailers are cool but my guy had a 90% close rate.
What’s the conversion rate on mailers?

@pestctrlguy We did this with pool service. I’d scrape the closed sales on MLS and send mailers.

We show up right after it’s all done and they are wondering what they need to make their house a home.

@pestctrlguy 84 accounts is solid. But automation hits every new listing day one across multiple territories simultaneously. Scale matters in route businesses.
