This *is* the argument for democracy. Elite incentives are at risk of becoming detached from the objectives essential to a well-governed, prosperous, humane society. The masses serve as a counterweight.

I've long said that one of the tragedies of our housing crisis is how it moves families out of cities.
It's very difficult to build any apartments at all, so developers maximize units and cram in as many small studios & 1BRs as they can. Big cities like NYC used to build lots of 2BR and 3BR apartments, and we just stopped doing that.
If we make it much easier to build, we could see a return to the types of units families actually want to live in.

Today I have a new report out with the @ManhattanInst, co-authored with the excellent @lienazagare on how cities can stem and reverse the "urban family exodus." manhattan.institute/article/buildi… The scale of recent out-migration of young families from America's major cities is staggering. In NYC, Chicago, LA, and SF, cities saw 15-20% declines in their under-five population post-pandemic. While these losses were accelerated by the pandemic, they won't be quickly reversed if cities don't change. With millions more white-collar jobs now offering remote or hybrid work, families have more options. We offer some high-level recommendations for cities to compete for families again.

You should not control for these factors, because they all are downstream of gender on the causal pathway.
Think about Mad Men S1. There was no pay gap between men and women when you controlled for gender - because women were prohibited from high paying positions.
