Interesting data point on value of well located office building in Downtown San Francisco. 149 New Montgomery - A classic brick & timber assset that technology companies - was appraised at $275/SqFt. This building probably would have sold in 2019 for $750-$1,000/SqFt. Majority of owners in San Francisco are facing the reality of dramatically lower values. Many are lowering property taxes and doing their best to hold on. Others are underwater and giving he buildings back. I believe in the San Francisco office market long term but it will take a while for all of this to flush through the system for the reset to be complete.

[Coworking in SF] Visited @werqwise at New Montgomery yesterday. Cool coworking space with unique tents in the middle. Hot desks - $380/month. Saw a lot of startup energy but not much in GenAI. They regularly host events, capping the day with a networking session by @babcsf
