This deal just hit market in Hollywood. 196 Units It was part of and Opp Zone fund that was started in 2019 by the sellers. Given it has not been 10 years since they bought it, you can tell that the 'faith' that values will reach 2019 levels by 2029 in Los Angeles are low. This is what happens when it becomes impossible to run and maintain a master metered building, where the city removes the 2% rent increases to keep up with costs. The insurance costs are likely $1500+ per unit and the expense ratio, on a STABILIZED building are probably 55%. Oh and the city/state is looking to get rid of RUBS which is the only thing that would make this building even operable at a profit if your looking forward. Crazy times in Los Angeles Real Estate.

These guys came to my office 10 years ago and told me they wanted to develop apartments. I asked if they ever built anything. Nope. I was somewhat skeptical. They have now built probably 10 projects in West LA, 5 of which are on or around Overland Ave. Love a success story!

Spoke today with one of CA’s largest multi family developers. Not going to out him but he backs Raman based on frustration with the status quo and her commitment to good governance and ULA reform. And yes he knows all about rent control. LA RE is not a monolith on the Mayors race

If the “only viable candidate” has continually tried to bankrupt you, that is not a viable candidate. Seems pretty simple, and yet the YIMBYs are continually shocked by this position held by those who actually build and operate the housing. Pratt over Raman!
