California friends: please take a moment to contact your state legislators and urge them to **OPPOSE AB 736**.
According to the California Association of REALTORS®, this legislation could allow local transfer taxes/fees to climb dramatically — from the current general-law city cap of **0.11%** to as much as **1.5% to 3%** of a home’s sale price.
On a median-priced California home of roughly **$930,000**, that could mean going from about **$1,023** in transfer taxes/fees to nearly **$28,000**.
That is not a small adjustment. That is a major new cost added to the sale of a home — and in a state already struggling with housing affordability, we should be making it easier, not harder, for people to buy, sell, move, downsize, or enter the market.
Please contact your Assemblymember and State Senator and ask them to vote **NO** or abstain on AB 736.

In 1860 the nation was divided by economic structure (industrial vs. agrarian), culture (slavery vs freemen), and geography (Mason/Dixon line). It was the latter that allowed the civil war to erupt, given the easy clarity of defining the enemy. I dare say if we had such a clear line today, it’s quite possible we would be on the brink of a disaster in this country.
