There are millions of inexpensive homes that already exist in "walkable" neighborhoods This 2000sf home is $250k in Philadelphia. 4 blocks from major subway. The problem is that the safety & schools of neighborhood are such that very few people with means choose to live here

I was a stock broker during the dot come era. Sitting at my terminal right now watching these prices and action is mind blowing. Reminds me of those days. I’m sitting here saying, holy shit while looking at stocks soar. I don’t want to sound like a broken record, but the correction is going to be vicious. You don’t want stocks to just keep going up, that’s not healthy. I don’t think the Covid class of new investors that came on the scene largely after the 2020 hysteria, have ever experienced it. I’m sitting here shaking my head. And before the nerds come into my comments calling me a doomed and a bear, I’m not, I predicted this rally, as I’m predicting a summer correction. Long term I’m extremely bullish, but…. A sustained hysterical rally like this could change my thesis on the summer correcting being much larger and longer going deeper into late fall and early winter.. This is absolute chaos. Thanks for reading.

@runaway_vol It also can rip friend groups apart, because some find themselves on the upswing of the K and others find themselves on the downswing of the K. All it takes is one of them to find themselves laid off and unable to find a new job. One is in a recession and the others aren’t.

@johnkonrad Same! I didn’t drink until my daughter became an adult because the consequences of driving after are very high. I just refused to take that level of controllable risk as a parent. I can only tolerate a Pinot Grigio or a cocktail with a high-end vodka.

This is a problem I have faced. I gave up drinking entirely for years because of the severity of hangovers. The problem is it’s nice to have a drink once in a while but you go into a downward spiral… the less you drink, the more a few drinks is a shock to your system. Wine and beer have their cultural roots but each has major drawbacks. Wine hangovers often feel worse because wine, especially red wine, has more congeners, tannins, histamines, and sometimes sugar, which can amplify headaches, flushing, brain fog, and poor sleep. Beer hangovers often feel more sluggish and bloated. Wheat, gluten, yeast, or hops seem to worsen that puffy head / cotton brain fog. Dry white wines have less sugar and tannins and can be easier for your body to process Light beers have leas sugar and less yeast and hops too. I think that’s why those two options have become popular… but you get to a point where your tolerance is so low you can’t process that either. The problem is a dark beer or deep red wine is very inviting sometimes. Here you can test high quality brands. I don’t like the headaches all wine gives me so I avoid it all together but some brands of deep dark stout are fine. Just avoid ones with sugar added. But the real solution is hard alcohol. This too gives people crazy hangovers but usually because they either use bottom shelf booze or add loads of sugar. Stick to something simple and mix it with something you drink normally but you can get zero calorie seltzers in loads of flavors. I like a coconut seltzer with Goslings. Be sure to count your shots. I hate nothing more than a bartender who “hooks me up” with extra booze. So my rules: If you must go with a beer or wine check the sugar content. Avoid anything with additives. Either go really light and simple or very dark and high quality. Be honest with yourself about the glass size. Hard alcohol is the best but mix it with stuff you drink normally. If you drink diet coke regularly (not recommended but whatever) then have a whiskey diet. But if you don’t drink soda, don’t start at the bar. Get middle shelve or higher. Final tip. Traveling on short trips ain’t the time to try something new. Neither is a workweek. Stress will make any hangover at least twice as bad. Stick to known simple drinks on work trips or anywhere stressful. The time to darker, more expensive wines and beer are relaxed Fridays at home.

There is a huge opportunity in brokering businesses. There are 6 million businesses for sale and only 4,500 business brokers. Each deal...the broker gets 12-15%. Assuming each business is $100k, that's $16 million in commissions (profit) per broker.

@JoshRainerGold I hope there are people who are actually trying to do real research on why this is. Is it the fluoride in the water? Additives in the food? Was it the smoking back then? Are portion sizes just bigger? Are more people just sitting at a desk all day and need the gym?

People should watch more older movies to see just how the average build has changed. Go look at your grandparents. There was a general lean/fit/healthy that wasn’t also total life optimization or maximalist

These people were not skinny they were lean and athletic with good muscle tone, bone structure, and posture. They don’t really exist anymore due to modern food and weightlifting trends so people now are either very muscular, very skinny, or fat. This is normal and healthy.

Have been working on a fiction book for 15 years that I wrote freehand but my penmanship is terrible and I couldn’t find anyone willing to type it out. They have been sitting in a box in my attic since before covid and time has not been great to the pages. That’s only problem number one. The other problem is the notebooks got mixed up. A few months ago I took one picture of a particularly messy page and asked AI to transcribe it. I was amazed how good the result is. Next test is to see if it can figure out the order everything goes. I also rewrote a few scenes several times. So I have to figure out which version is best. I was planning on working on this after my birthday in March but the iRan war broke out and I was too busy. But the biggest question AI can’t help me with… do I have the courage to publish it? Regardless of the answer, pen and paper is an excellent way to limit distractions and if AI can’t transcribe my chicken scratch… it can probably handle yours too.

@FoaRyan @raven_brah That is exactly what the McDonald’s by us looked like. We weren’t swinging through there for breakfast every morning. It was a planned dinner out. Dinner out as in eat in restaurant not takeout to eat at home. I’m not even sure the McDonald’s had a drive-through when I was a kid.

Boomers seem to forget that fast food used to be a normal, everyday expense for them because it was affordable. You could get a burger easily on minimum wage, it wasn’t some fancy treat you had once a year as a reward for pulling yourself up by your bootstraps.
