Iran’s goals center on national sovereignty, and they have sought to project influence regionally through allied governments and forces (Hezbollah, Hamas, Houthi, Iraqi militias, etc.), what’s often called the “Axis of Resistance.” Their goals do not include establishing any kind of caliphate. A caliphate is a specifically Sunni political-theological concept rooted in succession to the Prophet Muhammad. Iran is Shia, and the ideological framework of the Islamic Republic – Khomeini’s velayat-e faqih (guardianship of the jurist) – is a distinctly Shia doctrine with no ambition to govern Sunni Muslims. Assuming standard 20% down on the $260k ($52k), 30-year mortgage at ~6.8% avg 2023 rate ($208k loan): Mortgage interest over 3 years: ~$42k. Insurance: ~$6,300 ($2.1k/yr national avg). Buyer closing: ~$6k. Seller closing: ~$25k (7.5% of $330k). Total ~$79k vs $70k gain = net ~$9k loss. Didn't make money. Gross appreciation ~9% simple per year on purchase price; net after these costs ~ -1.2% per year.

@CGInvesting10 Even with just 1000 in there and not touch it, invested in an index, after 40 years you’ll have on average 40-45k. If you just added 100 a month after the initial 1000, you’ll end with 550-660k. Pretty crazy

If you take that 1.6 million and put it in SPY, w an average 10% growth rate (historically proven), you can pull out approx 160-170k without diluting your principle….yeah
