The biggest regret I have to date is buying rental properties. Knowing what I know now, I would’ve put that capital straight into the markets or into my primary home. The numbers just don’t make sense anymore. All that stress, all that time…for such small monthly returns…or losses. Not worth it. You live and you learn.

I cried at work today ~ You see, I sell RV’s. I put ‘Dreams in Driveways’, I assist in the facilitation of adventure, help people make amazing memories. Today a couple come in looking for a smaller sized adventure style trailer to go a bit deeper off the grid. (Only looking - Just starting the process.) I am their first stop! During the info gathering process, I learn they have a thirteen y/o daughter & a pitbull. Unit needs to sleep three & accommodate the piti. The first unit I show them is standing tall & checks a lot of boxes. We proceed to look at a few others in the category, but I know the first one is their weapon of choice. Then, the husband makes a hard pivot & starts inquiring about B-Vans & smaller Class-C coaches. I pause ~ then engage on the ‘situational’ scenarios they are seeking. ‘Does Not want to be confined to campgrounds but wants to get off the grid and deep into nature’. Got it. We hop back on the golf cart and I head over to a B-Van and a C to show them the options. Now, of course I explain some technical Features & Benefits of the units I am showing, but the Savvy here is to paint a picture, start having the client envision themselves in the unit at there favorite destination. Mentally moving in and experiencing the experience before the experience is experienced. So, after looking at a B (which I already know does not work for them), we hop into a C. They kinda like it. The wife is checking every drawer, cabinet, bathroom design, etc. (in case you don’t already know this ~ the women makes the purchasing decision 98% of the time) The wife proceeds to go and sit in the passenger seat of the cab, the husband is standing in the galley and I am seated at the dinette. She is to my left and he is to my right. (Back to painting pictures and selling on emotion) I sense they like this unit and it’s at an impressive price point, but the mission seems uncertain. I proceed into a story or two about ‘memory & adventure making’ activities. I proceed to tell them of a customer I had just last week. He was w/ his wife & 12 y/o son. Son’s eyes are ‘wide open’, he’s loving the thought of going camping with his parents. The husband proceeds to tell me that they are 5 to 10 years out from purchasing. I stop him in his tracks. ‘Sir, that little boy is 12 years old. In 5 years, he’ll be 17 and likely not interested in camping with his parents. In ten years, he’ll be 22. You need to pull this timeline forward, significantly. Do Not let these years pass you by.’ I then make it a little more personal. ‘Folks ~ unfortunately, I divorced when my daughter was turning 13. She will be turning 20 in the coming days. The memories I was unable to create with her haunt me to this day.’ I see a deep sadness come upon the wives face and tears well up in her eyes. She looks up at her husband then returns her gaze to me. She then says: ‘We just recently lost our oldest daughter. She was twenty.’ (As she pulled her sunglasses down over her eyes) (For a moment ~ time stood still & my heart shattered into a thousand pieces. A most unsettling & awkward moment for a sales guy who sells fun.) ‘This is the reason we are looking for an RV. We need to get out into nature to help us heal.’ After a moment ~ I look up to the husband and nod my head slowly to acknowledge the immeasurable pain. His lips purse in a return. ‘Godspeed’ I look back to the wife & say ~ Let’s go back to that first trailer. ‘Please’, she replies. An uncomfortable ride on the golf cart back to the first unit commences. I feel awful for what I have just learned and my mind is now full of thoughts of my own, soon to be twenty y/o daughter & the misgivings I hold in my Soul. Upon returning to the first unit ~ I spoke some on it further, but then told them I had to go inside to return a message & let them be. As I approached my sales tower ~ I was overwhelmed w/ emotion & began to cry. They now own a great trailer & named her ‘Healer’ ~ 🙏

The City and County of Denver needs my office manager, Jenn. Jenn collects rent. The city bought the Denver Post building for an astounding 88 million dollars assuming ~$650K/month in rent. The tenant stopped paying. If this were a private owner: • Default • Eviction • Release the space That’s how real estate works. What’s worse? The tenant didn’t need the space. Either the due diligence wasn’t done… or it was ignored. And that’s the real issue. Because it’s not their money. It’s yours.
