@arestaurant_guy My wife has celiac's. The GF fad brought awareness which is cool! I watch the waiter for an eye roll when she mentions she's GF. When I see it, I ask them not to poison her. Also, crazy how many places still don't know about it or what's in their own food!

Nearly every urban police force in America is severely understaffed (Philadelphia, for example, has a shortage of over 1,000 cops). In 2020, cops fled urban centers for suburban police forces, and they never went back. Cops in their 40s and 50s are also retiring in large numbers, and—shockingly—there simply aren’t enough young people willing and able to replace them. When any police force dwindles and its capacity is reduced, the marginal tasks it eliminates are things like traffic enforcement and responding to “minor” crimes (e.g., home and vehicle break-ins). There are only so many man-hours in the day, and triage necessitates responding to violent crimes and life-or-death situations. Hence why you see far fewer traffic stops, and why vehicle fatalities are now skyrocketing. People really do respond to incentives (be they positive or negative), and not ticketing excessive speeding and the running of red lights eliminates the negative incentive for drivers not to violate these laws. The inevitable result is more accidents and more deaths. To put it bluntly: All of America—and especially those in our most disadvantaged communities—are now reaping what the far left sowed in 2020. These consequences are terrible to see, but they shouldn’t come as a surprise to anyone.

Did you know that giving a “thumbs up” is considered to be passive-aggressive and rude? 🚫👍 It’s especially considered this way by GenZ, but also by millennials (like me). At first I rejected the notion. But then I thought about it. It’s a bit like just saying “Ok”. You are not being friendly, there is no emotion, you are just confirming something whilst refusing any deeper level of acknowledgment. Even worse. Imagine giving a thumbs up to someone in real life, without showing any emotion. It’s like saying “fine” but at the same time giving them a vibe that they are annoying and should F.. off. Like when your girlfriend says “fine”. I know this can be hard for some of the older generations to comprehend, and it might be hard to decipher and remember (or care). We all know how you oldies likes to end sentences with ellipsis. To that I can only say: Ok… 👍

@KiraaWells @GuyTalksFinance On the last point, developers can't go too rural because fire insurance rates are high. That affects cost of land and affordability after the sale. Altogether, these would bring the average home build price down ~$200k. A *lot* more people could afford homes at $250k.

There’s a ton of new homes being built in my area. The problem — these are all giant +4 Bedroom +3 Bathroom Homes in great neighborhoods that are selling for $1 - $2 million. It’s not profitable for contractors to build smaller more affordable homes. We will have home affordability issues until this home building situation is resolved.

@my_tv_life @TheDrugMoney Deceptive nutritional info says a cookie is 4 servings. Crumbl is delicious because it's all butter and sugar. But it's not worth 1,000 calories per item. The stores also lose value rapidly. Expansion has high margins then the sales cool as the stores are sold off.

@GuyTalksFinance 1. If the property is worth $4,000/mo the property doesn't care about the interest rate. Prices won't really skyrocket, but the payments will stay even: more money to the seller. 2. Inventory is still low which is the primary driver for housing costs in most markets.

I do not agree with the idea that home prices will skyrocket when mortgage rates lower. Over the last few years people have gotten tired of waiting around to buy a home. People have inflated their lifestyles, increased their debt and have not been saving money. When it becomes a buyers market — most people won’t have the money to buy. This will prevent homes from drastically rising in price and give me a great opportunity to buy.
