You can take OpenDoor private now but you know it’s not worth $4 a share. It wasn’t worth it at $1 and it’s not worth it now. This is the Elon approach of teasing about taking a company private. You’re not Elon and you wouldn’t take it private at $4. Sad to see so many bought at $8-9 per share during the pump and are now down 50% as the stock crashes. Terrible for shareholders.

🔥🔥$open Q1 alt-data is diverging: • Opentrack → ~1,700 homes / ~$650M revenue • Singularity → ~1,984 homes / ~$950M+ Big spread — but both point to: Strong QoQ volume growth Contribution margins ~11–12% and rising Lets break it down: 1. Kaz: “We’re going to be adjusted EBITDA profitable on an annual basis starting in Q2” This means: Q1 = likely around breakeven / transition Q2 onward = sustained profitability trend 2. Kaz: “Contribution margin bottomed in September… improved every month” This means the worst is behind them and every quarter from here should look better. 3. “This isn’t the macro helping us… this is us helping ourselves” Translation - Not dependent on rate cut, not dependent on housing rebound its internal execution. Pricing, spreads, ops etc 4. “Generate cash and not need to raise equity ever again” This kills the biggest bear case - dilution risk - survival risk and 5. Order of milestones: 1. EBITDA profitability ✅ (coming now) 2. Adjusted net income profitability (next) 3. Sustainable cash generation This is a textbook turnaround progression. If Opentrack (~$650M) is right: AND margins improved AND EBITDA ≈ breakeven Kaz’s plan is working perfectly If Singularity (~$950M) is right: AND EBITDA positive 👉 That’s not just a turnaround 👉 That’s a re-rating + squeeze setup $open @Opendoor
