I see too much criticism/doubt surrounding Damp This is the improvement we saw from him in a season where HE JUMPED FROM THE G5 TO P4 AND WAS HINDERED BY INJURY He’s shown he works hard to improve and I fully trust he will again. Damp will be even scarier as a senior. Excited.

@rakoto10 Why would Kalani go to a school that shows no loyalty to anyone but themselves. Kalani goes, and has one bad season, and he’s out. That’s how those programs work. Here he has money, though not as much I know, and he has the loyalty and support from the university, and boosters.

I don’t understand why people don’t self-insure. Tell me what’s wrong with this plan? I haven’t paid for health insurance for years even with a family of 6. I have always chosen to self-insure for two reasons, with the second being the obvious reason that nobody considers. 1. The hospital charges you less if you cash pay. For example when I had my 4th baby we were quoted 22K to have the baby through an insurance plan we were considering at the time but we paid 9K cash instead. 2. Hospitals will finance your costs! If you are faced with a terrible emergency and let’s say you have a cost of 250K (which would be millions under insurance) then you can finance that with low to sometimes no interest cost which would likely be lower than any insurance premium. Maybe I’m crazy but health insurance makes no sense for the average family.

This morning, I attended an event hosted by Fidelity National Title National Commercial Services Utah. @JimCostelloCRE of MSCI Inc. was the keynote speaker and said something to the tune of, "With the emergence of AI, the biggest market drivers for future growth will be the concentration of knowledge sectors." The Wasatch Front is home to the University of Utah, Brigham Young University, Utah Valley University, Weber State University, Westminster University, which total approximately 150,000 university students, not including the community colleges or trade schools, or Utah Tech University and Utah State University outside of the Wasatch Front. If Jim is right and knowledge centers are the future for growth, and you pair that with Utah's pro-business environment, strong history of economic growth, and resiliency, Utah has a great future.

We are closing a construction loan in a county that does not accept electronic recordings. So the loan will not close for at least 2-4 days until all of the “wet signatures” arrive at the local title office/runner and then are dropped off physically at the county. It’s 2025…

Timmy is a new commercial real estate agent. He is self aware and notices the brokers with the fancy title wear nice clothes with their initials on the cuffs, custom boots and nice watches. They spend their weekends on the lake or at the ranch. He also notices that during the week they spend a lot of time on the golf course and always prioritize networking events. They spend time sharing their thoughts on LinkedIn and little time on the phones. Timmy doesn’t know how much they make but it’s clearly “a lot” So Timmy does what any rational aspiring CRE agent does and buys new clothes, attends every networking event he can, joins all the industry associations and shares his thoughts online. What Timmy doesn’t know is that the agents he is looking up to are still riding the high from a two year run where they sold their great Aunt’s ranch and haven’t closed enough since to pay off the balance of their credit card and are on a payment plan with the IRS. Others are getting distributions from a family trust and need the business card to explain their wealth, but don’t have to work. Timmy can’t duplicate their success doing what they are doing. Timmy needs to pick up the phones and knock on some doors to build a book of business. When Timmy realizes this he can either be mad and jealous at the other brokers who are doing nothing wrong, or he can realize his situation is different and he needs to go about things differently. Timmy needs to make sure he picks a mentor who understands where he is coming from and how to get started on first base without being mad at everyone on second or third.

100%. I recently had an assignment where the client called me, asked me to list, and I knew they had a partner. I asked directly, do you need their approval to sell? They said no. Multiple offers in the strike range.. surprise, surprise, they need the partners sign off and we won’t get it. Not sure if it’s appropriate to ask for the operating agreement but that might be the only way to be sure.

When you're doing a real estate transaction (lease OR sale), make sure the person you're talking to actually has the authority to make the decision. Otherwise, you're wasting your time. This is an issue a lot more than people think.

One of the most valuable things I’ve done in the last five years: An executive health retreat. I learned a few things: - I have the Alzheimer gene. Got on supplements to help. - I don’t have cancer. I got every organ imaged and did bloodwork. - I had an extreme vit D deficiency. Despite being in the sun all the time. Feel way better now. - I had a gut bacterial parasite that was messing up a ton of stuff. Feel way better now. - My hormones needed a little work. I feel more energized and sleep better now. Not taking testosterone because I want more kids but we did some other work. - much much more. Quarterly bloodwork, stem cells, etc. Overall - it has been a massive quality of life increase and I highly recommend it to any high earner who can afford it.
