@LonestarMoney I had a friend who did exactly this over and over. Either doing HELOC or refinance. Then he died young and his wife, close 75 years old, is stuck still paying on a big mortgage she cannot pay off in her lifetime from a single ss check and small pension. Grim.

He’s using home equity to buy an asset that loses value every day. And if the spending habits don’t change? The credit card balances come right back. Now he has: ✅ A HELOC ✅ Credit card debt ✅ A car payment Your home equity is a wealth-building tool, not an emergency credit card. Am I missing something, or is this a terrible idea?

@JamesHu27192912 The testing lab where I get blood drawn has a touch screen check in. Anytime some old soul comes in not knowing how to use it, 3 people stand up to help them with it, but some older folks just blow through the queue, walk right up to the window, talk to a person. No one complains

@ListerLawrence Happened once on my electric assist bike which is built like a tank. It had 2 bars and then zero. It scarred me for life because without the electric assist that bike is really only good for downhill and flat. We are anything but flat on this island.

I’m not an EV hater, but the problem with EV’s that no one talks about is: When the range gets to 0 in an EV the car just stops. In some cases they can’t even be pushed… When the range gets to 0 in a Petrol or Diesel car, you have a built in grace period of 30-40 miles that isn’t shown on the car’s trip computer. Thus range anxiety doesn’t exist in an ICE vehicle. Why don’t EV’s do that?

Tex-Mex that cannot be explained only experienced. Dental care that actually works. Buccee’s. There are no words for Buccee’s. Then they found the grocery stores. Five of them within one mile. Each one the size of an aircraft hangar. Burgers. Steaks. Brisket. Ribs. Pulled pork. Lamb. Veal. Every cut of every animal ever domesticated by human civilization available in one refrigerated aisle at ten in the morning on a Tuesday. The Germans stood in the meat section for forty five minutes. In silence. Processing. They finally understand why we do not have trains. We have roads wide enough for the cars we actually drive. Parking lots the size of small European countries. Airports in every city worth visiting. Why would we need trains. The Germans are taking ranch home by the bottle. The Dutch found queso and briefly lost the ability to speak. The Japanese are photographing HEB like it is the Louvre. The Czechs are weeping in West, Texas. Welcome to America. Everything is free, enormous, air conditioned, comes with chips, and has five grocery stores within a mile that will sell you any cut of any animal you have ever imagined. Write that down. 🦋

Lot of people won’t like hearing this but most reliable path to millionaire still remains working a high paying job and saving more than you spend Entrepreneurship sounds cool, until you realize that outcomes are all over the place. In contrast, most people in finance or tech who have been in it for 7 to 10 years are all there, assuming they were reasonably smart with their money

I'm 34 years old with a net worth of over $4M. A little over $3M is invested in the market. Of that $3M, approx $1.7M is socked away for when I'm 59 years old, aka retirement age. I'm pretty much done contributing to my retirement accounts at this point because I'll be financially independent no matter what. The other $1.3M will help me retire early and that's what I'll withdraw from when the time comes. Since we value freedom and flexibility the most, our contributions will go towards our taxable brokerage. Financial independence is so close I can taste it.

This might be a stupid question, but why don’t they just install a pump house and filter and chlorinate the water at the reflecting pool? Static water is always going to be dirty. I’m sure the cost/upkeep would be outrageous, but hey it’s a national monument.

I decide to leave Quebec/Canada because: 1) the taxation system is astounding, rendering it nearly impossible to accumulate enough money to truly retire 2) the government's open immigration policies have made it unsafe for my family to remain here (due to the exponential increase in Jew-hatred). Today I found out that I shall have to pay a departure tax for exercising my right to leave, and the money that will be taken from me (because the obscene amount of taxes that I've already paid in full is not enough) will be given to new incoming immigrants who hate Jews. My taxes funded my forced exit and will fund the harassment of any remaining Jews in Canada. It would take me 10+ more years of work to save the amount that is likely to be taken via the departure tax. Is this moral? Ethical? Just? In any case, off to bed. Tomorrow is a new day.
