@ja3k_ $3000 a year comes out to $250 a month. So if gas prices double, you’re talking about an extra $100-$200 a month
Sadly a lot of people don’t have room in their budget for an extra $100-$200 a month that cannot be cut out (they have to drive to work or wherever)

At some point multiple series of weak data is just because the market is weak and it doesn’t really matter why the market is weak when new “whys” keep popping up. The weakness will continue

@zerohedge We had a lot of tailwinds from pandemic demand, supply constraint, money printing, sky high stock markets, etc that allowed the math to not matter for several years
Now savings are gone, supply was built, the printer is off, the stock market is shaky
The math matters again.

@zerohedge I just lost a bidding war in North Texas. 1.3 million, multiple offers in less than a week. So homes can sell if priced correctly

@tigerroarrs @TXDad10 It was trying to be different early on.They built higher end neighborhoods using the better builders with bigger lots. The median home price is higher than Frisco
Prosper is stricter on multifamily and high density housing, but many of the new neighborhoods are too Frisco-y

Prosper is too small, land wise. I’m not sure what it will be. Tried to be the Southlake of the North but failed on a few fronts, especially the “luxury shopping” that was supposed to be Gates of Prosper—it’s Kohls, TJ Maxx and 5 Below

@texasrunnerDFW Yeah but infrastructure and commercial development is catching up. Prosper/Celina will be the next Frisco in the next 2-3 decades.

Maybe at 30 they looked older than childless 30 year olds, but they more than made up for it later
